    Fair enough - I can’t see it as blue at all, just looks green to me!

    And that’s another thing to consider of course as we can all see colours differently. 
    I’ve replied to solicitor to clarify and explain what the options are to satisfy things. Hopefully that’s all that’s needed

    Hello,
    Our vendor is waiting on one query from Land Registry before our whole chain can exchange. I'm so on edge!
    From my very limited understanding, the person they are buying off purchased an additional garage from the developer of their house. This was not showing correctly on their title deeds but they had proof of purchase etc and this has all gone to the Land Registry to update the deeds. How long would it take for a query like this? I heard about it on March 2nd so it's been at least that long. I've been told it's been expedited.

    Apologies if I have any obvious details wrong!
  • Hi I own a flat in a conversion with two other owners and we each own a share of the freehold. .Currently two of us are in the process of selling our flats and while there should be no problem completing the leasehold element of the sale, would I be correct to assume that when it comes to transferring the share of the freehold Land registry can only deal with one transfer taking place at a time so that Flat A has to complete the transfer of his share to his buyer before Flat B can proceed to transfer his share to his buyer.? Is there any way of doing simultaneous transfers of the shares of freehold in order for the buyers to complete before 30 June. Thanks for any advise on how best to proceed.

    It’s hard to know without precise details. For example was the garage left out of the Transfer but they have some other proof of purchase or was it in the Transfer but we missed it and left it off? 
    If it has been expedited then that reduces the wait time. It doesn’t solve the problem. So what’s the title number/case reference or enquiry reference depending on if they’ve applied for something or just enquired?

    If everything coordinates then no reason to do one Transfer of the freehold from A B and C to A D and E. But the odds of achieving that are long in my experience as matching exchange/ completion across both leasehold sales would be hard to achieve
    Veey much one to discuss with conveyancers involved to see if they can help achieve it - completely logical approach but...........

    Hmm I'm too far down the chain to know more. I think the current owner bought a new build house (one set of deeds), then bought another garage (another deed? Or just not added/transferred, I don't know). Now that they are selling it (to my vendor) the new garage isn't showing on the deeds for the house, but they have all the various proofs etc that it was sold to them. My estate agent is trying to tell me it's a quick problem to sort, but I'm worried it could be a long wait (my buyer threatens to pull out every week). I suspect there's nothing you can tell me without further info, so thank you for trying.

    I'm in the process of buying a bungalow and need help with part of the conveyancer report.
    'The register of title to a conveyance dated.... and a plan but a copy of the same has never been filed with the Land Registry. The seller does not hold a copy'
    The seller is arranging indemnity insurance but my conveyancer states she is unable to advise how it might impact on the property.
    Can anybody explain the implications for this and should I be concerned?

    (12.05.2009) RESTRICTION: No transfer of the registered estate by the proprietor of the registered estate is to be registered without a certificate signed by Rosemount (Robson Street) Management Company Limited (Co. Regn. No. 6519228) of Keepmoat House, Windward Drive, Title number MS563915 2 of 3 B: Proprietorship Register continued Speke, Liverpool L24 8RF or their conveyancer that the provisions of clause 13.6 of the transfer dated 29 October 2008 referred to in the charge register have been complied with.

    The problem is, that the Rosemount LTD management company was dissolved in 2009, and a nem management company was in place for an other 3 years. We have contacted that company, as we have to remove the restriction in order to sell the house, we are already in the process of selling it.
    The management company adviced us, that the council has taken over the rights, so we have contacted them , they are not repliing to the mails, when I called them , they said I would need to wait for a reply, which we did, no luck.

    It is a freehold house, what are the other ways to remove the restriction? I believe there is an RX3 application in place, but land registry is waiting for evidences from my solicitor, who is asking me for evidence, but all I could give him is tha mail copy which I have from the old director of the first company, and the other mails from the other management company.
    Please advice us on this.
