    If there’s a confirmed linked/dependent transaction then I can5 see why we would refuse to expedite. 
    However a few things to highlight here to try and ensure a smooth process for all. 
    They need to lodge first and request expedition second - if they do it together then the request won’t be seen 
    The documentary evidence needs to be provided with the request 
    Expedition reduces the wait time. It doesn’t mean it will be completed and registered with8n 10 days. 
    Hurdles which may need to be overcome inc other applications out of the same freehold and which have priority; consents required from third parties to comply with restrictions on the title; and often crucially the application isn’t in order - one in two of this type of application are not in order. The hurdles are all ones the conveyancer can help you overcome

    I'm buying a house where a section of the driveway is registered to a third party (Seemingly in error). The sellers are applying for adverse possession. I wonder what the timescale on this would likely be? The register shows the land is registered to a person whom is likely to be deceased (registered in 1939) but I presume it would have been left to someone in their estate. 
    If they’ve applied then they need to request expedition. If they haven’t then your wait will be several months. 
    If it is expedited then it should be considered within 2 weeks. However a site visit would be needed (2-3 weeks) and wider checks also such as contacting neighbours to check/confirm claims made (3-4 weeks) 
    Hi Land registry, This application has now been made and accepted and confirmed that it will be expedited. I was wondering if there is a period allowed for objection by the third party who has the land registered in their name. If so how long is this? Or does this fall within the wider checks you mention above? Thanks. And agreed with other comments about the usefulness of your presence on this forum

    The timescale for objection is included in my earlier reply and in a best case scenario.
    Those wider checks are the last stage so you have to pass the other stages first before wider checks happen - important to be aware of that re such matters

    Thanks for the reply. Vendors solicitor claims to have asked the lender several times but still hasn't been done throughout the process.

    Not ideal.

    We completed on a house in September 2020 and it's still not showing on the sold house prices. Others in the area completed after us are on there. Is this anything to be worried about?

    No - just check with your conveyancer to confirm they’ve lodged it with us and then wait for them to tell you once it’s done
