    Hope you can help or offer some advice we are buying a house register title number HE20712 which has a equitable charge date 7.5.2008 created by an interim charging order in favour of Firstplus Financial Group PLC claim number 8CF00748. The lady who we are buying off has a letter from the company Elderbridge Ltd/FirstPlus Financial Group saying that the loan was settled in full on 27/11/2020 and that they asked for a discharge of this from HM land registry on 12/02/21. Our solicitor can see that the request has been received to remove the charge this week but has been denied as the request hasn't been done correctly and land registry have raised questions. Can you advise what the next step is regarding this, can we or the seller do anything by providing any evidence of the loan being repaid or does it need to be Elderbridge/FirstPlus that has to action this. Also any ideas of timescales of how long this process would take.

    Any guidance would be greatly appreciated as our solicitor has advised until this is sorted we can not proceed with the purchase.

    The next step rests with the creditor/applicant FirstPlus as they need to satisfy our requirements - nothing you can do to affect that so very much something the seller might chase although we only contacted the applicant on the 17th. 
    Hopefully they can turn it around quickly

    You were asking after the specific deed referred to as ‘filed’ - that’s what you would apply for using the linked form OC2 
    You can’t apply for just deeds for example as we don’t hold them. The linked guidance explains

    Hi,

    We currently have an enquiry from our buyer's solicitors with the Land Registry - this is to do with the colour shading on our title plan which denotes the right to pass and repass by vehicle or foot (brown), or by foot only (green). 

    For some reason, the solicitors seem to think the colours are pink and blue - which they are not, and these colours are not referred to in the wording - only brown, red (the property) and green. 

    This has been with the LR for a week now.

    Do you know how long this sort of enquiry should take to solve?

    although it’s also stamped with BK9050

    I think the number is BK7231
    although it’s also stamped with BK9050
    Ok - suspect it’s BK9050 and the other number was the developer’s title out of which the plot was transferred
    So a 1959 Transfer refers to red (the transferred plot), green (a side passageway) and brown (roads etc) 
    Unfortunately paper plans don’t always keep well and add to that they can dull or be affected when scanned from paper to digital. 
    For me it’s clear that what looks blue is the green and the brown is a faded almost pinky colour. The red is clear cut and if you read the words it’s fairly clear what’s a side passageway and what’s a road. 
    It’s a fair Q to ask though if someone is uncertain or has little experience of such ‘old’ things. And a buyer’s conveyancer will always ask just for some insurance/certainty so the seller’s conveyancer does the same and asks us. 
    I’ll pick up and reply to their enquiry which will mirror the above. The only solution to same would be for someone to produce a better copy but at least the reply will help move matters forward
