Hi,
Probably one of the more simple questions on here, but how long does it take to update a correspondence address?I completed a COG1 about 2 - 3 weeks ago (I appreciate this isn’t that long) but accepted an offer the property yesterday within 5 days of listing, so much quicker than I expected. I’m now slightly concerned that my request to update my address will delay the sale process.0 -

Regn. No. 6519228) of Keepmoat House, Windward Drive, Title number MS563915 2 of 3 B: Proprietorship Register continued Speke, Liverpool L24 8RF or their conveyancer that the provisions of clause 13.6 of the transfer dated 29 October 2008 referred to in the charge register have been complied with.
The problem is, that the Rosemount LTD management company was dissolved in 2009, and a nem management company was in place for an other 3 years. We have contacted that company, as we have to remove the restriction in order to sell the house, we are already in the process of selling it.
The management company adviced us, that the council has taken over the rights, so we have contacted them , they are not repliing to the mails, when I called them , they said I would need to wait for a reply, which we did, no luck.
It is a freehold house, what are the other ways to remove the restriction? I believe there is an RX3 application in place, but land registry is waiting for evidences from my solicitor, who is asking me for evidence, but all I could give him is tha mail copy which I have from the old director of the first company, and the other mails from the other management company.
Please advice us on this.
If the company has been dissolved then that’s not sufficient to cancel the restriction in my experience. Your solicitor may wish to consider applying to disapply it instead using form RX2 - see PG 19 section 7.7.2 unless they’ve already read that

Hi,
This is my first post to the forum. We sold our first home in May 2019 and yesterday found out our buyers solicitor has not sent the TR1 form we signed at the time to Land Registry. We found out as we have received debt collector letters to our new address relating to annual lease payments we have not paid.
Our solicitors seems to think this can be easily rectified but we have a couple of questions:
1) As the transfer will now happen in April 2021, are we liable for the lease payments?
2) Does the TR1 form 'expire' and should we be being asked to sign new copies for the transfer to now take place?
3) If we are asked to sign new copies, does this affect the sale and the house value at the time of sale?

Hello Land_Registry,Would it be possible to get an estimated timescale for a title deed/plan variation at the moment?We're buying a semi-detached house where the flying freehold with next door is incorrectly described on the Property Register for both properties.The solicitors have employed the services of a company to draw up new plans and all parties have agreed to the changes.This will involve a change to the Property Register and also the Title Plan on both properties.Just wondered how long this is likely to take to change once they are submitted.Many Thanks0

Those wider checks are the last stage so you have to pass the other stages first before wider checks happen - important to be aware of that re such matters
My solicitor is under the impression that the notice period for this case would be 65 working days. Is he mistaken?

2) if the TR1 was completed so dated and executed then it doesn’t expire

What it is doesn’t really matter then as expedition can reduce that initial wait time“Official Company Representative
