The interpretation you refer to re a 1/1250 plan relates to our title plan from a registration perspective.That may or may not be something you can apply to a deed plan but it may be hard to be definitive again even if the scale of the deed plan is also 1/1250. Deed plans are often drawn at different scales and the drawing equipment will differ.“Official Company Representative

If an application to lodge first land registration has been submitted by our sellers conveyancer, can we, as the purchasers request for it to be expedited if we have title number etc?
They have failed to request it to be expedited, although they have informed us that it had last week. (I had been informed by LR that it hasn't) It has been holding up our purchase for the last 3 months and we have been in this purchase for the last year due to probate and covid as it is!
If I submit a confirmation of sale document as evidence, will this be accepted?

Hi,
I wander if anyone has any updates as to how long it takes for Lease Extension to register on the HM Land Registry Website.
I realise that there may well have been delays with everything going on this year, but my solicitor put in the application back in February (he says everything is correct). I have just paid to check the Title Register and it states "This extract shows information current on 19 MAY 2020" and is not showing the 999 Year Extension which was applied for.
There is no rush (I'm not planning on moving), but this just feels like a very long time for nothing to show up.
Thanks for any advice.

Hi, I hope you might be able to advise please. I have a freehold house and the following restriction is on the register of title:
"(09.09.2015) Restriction: No disposition of the registered estate (other than a charge) by the proprietor of the registered estate or by the proprietor of any registered charge, not being a charge registered before the entry of this restriction, is to be registered without a certificate signed by the proprietor for the time being of the estate registered under title number XXXX or their conveyancer that the provisions of clause 77 of a transfer dated XXX 2015 referred to in the charges register have been complied with or do not apply to this disposition."
I have accessed title number XXXX and the proprietor referred to appears to be a housing association but there is no clause 77 mentioned on this document in the charges register or anywhere in that document. That particular title covers the land around the address of my property and discusses things like covenants.
Do you know how I could go about finding out what clause 77 is and finding out exactly what restriction this puts on me selling my property please?

Hi,
Assume this is a common question but can't find an answer.
My mother recently passed away and we are in the process of dealing with her estate which goes equally to my 2 brothers and I. We may not sell the house, which she fully owned with no mortgage or loan against it, immediately but intend to in the relatively short term. My question is how long can the house remain in my mothers' name (we have a grant of probate) before it must be changed as moving to tenants in common is going to be a faff in the current situation especially if only for a short time.

Thanks.We would always encourage that the register is updated but the main focus tends to be on managing the estate/personal affairs and ensuring the property is kept saf3/secure. Those things don’t rely on who is registered as the owner“Official Company Representative
