sad2k said:I had a deed of variation to the lease (changing ground rent clauses) registered in LR relatively quickly (less than a month), however we noticed that the title incorrectly stated that "The proprietor of the registered charge dated X of
the tenants title number Y was not a party to the deed nor was evidence of their consent to the deed produced to the registrar" although my solicitor claimed that the mortgage lender approval was submitted to LR. They then have applied for the amendment to fix this and this now seems to be taking a lot longer - has been 5+ weeks. I naively thought that a simple amendment to something thats already registered should be done quicker than the initial registration, is this not the case? What sort of timelines should I expect here? Thanks.
If it was an amendment (correction) then that wouldn't normally wait this long so I’d guess there’s a delay as something is being resolved between us and the solicitor.I’d suggest asking the solicitor whether it’s showing as a Correction application, the date it was captured as such and if that’s over 2 weeks old ask them if they’ve been asked for more?“Official Company Representative

Land_Registry said:How ‘simple’ something is perceived to be has very little relevance re timescales for an application to update the register, which both of these are. The time it takes is largely ‘wait time’ and plenty of factors can impact but not always the perceived simplicity

sad2k said:Thank you. They said 'there is no correction application as such' and the application shows as 'Priority Protected - Awaiting Processing'. If that helps - the reference number is L144SNR and submission date is 9/10/20 (I thought it was earlier, but still almost a month ago).“Official Company Representative

Hi currently buying a NB property as FTB's. We have been waiting on the seller's to submit a TP1 with LR, so they can evidence their ownership. This is currently holding up the conveyancing. We were told this had been expedited with LR on the 14th of October and given an ETA of 14 working days. If my maths is correct this should be done by Wednesday this week (4th November). Any info on the timescales for expedited requests like these. I've been checking LR search for property information option on the website (obsessively).0

We got the EA to chase the sellers conveyancer and they claim to be chasing LR.
Nothing can be done except to continue waiting.
Thanks for your update though.0 -

There’s no point chasing us IF it’s not being expedited“Official Company Representative

Please could I check what documents would be needed to change the name for a charge registered on a property. It is for our late mum on a property owned by a builder who she obtained a judgement against some 28 years ago. We are executors and LR already have probate cert on file. The estate is now settled however the charge (as an asset) has not been recovered (and may never be) The executors as beneficiaries need to put it into their names.0
