This is the wording from my title deedsThe land tinted blue on the filed plan is subject to the following rights reserved by a Conveyance thereof dated 5 March 1945 made between (1) Mary Wilson (Vendor) and (2) Ronald Wilson (Purchaser):- "RESERVING to the Vendor her successors in title and assigns owner or owners for the time being of the said property known as "Name Removed" a right of footway Four feet six inches wide (in common with the Purchaser) over the strip of land shown and coloured brown on the said plan and leading into the said occupation road".Its hard to make out from the plan which this brown strip is but that’s not really an issue.
I can’t quite work out what it actually means, Strangely the ‘vendor’ and ‘purchaser’ have the same surname. It reads that owners of said house have a right of way over this strip but the wording of ‘owner or owners for the time being’ suggests it was temporary?
It’s not in dispute or anything, the land doesn’t have any gate and the wall that is up has probably been there for at least 20+ years. I’m just a little curious.

‘for the time being’ essentially means whoever is the owner at any one time. It’s not restricting it to just those named. So I don’t think it’s temporary.And same surnames just mean they may have been family for example so when a larger family property was split they reserved the right of way as that was needed and of course ownership can then change“Official Company Representative

I'm hoping to buy a 20 acre farm comprising of detached farmhouse and barns for conversion (stp) in West Cornwall. I will have no mortgage, but to finance the purchase I will use a bridging loan + savings. The exit strategy for the bridging loan is the sale of the farmhouse with a couple of acres for which I will need to split title deeds.
Does anyone have what the turn around time/backlog time for land registry applications is once the plans are drawn up and forms submitted?0 -

We are in the process of paying in full the loan we got through ownhome scheme through 'places for people'. We still have a mortgage with cooperative bank. So there are 2 charges showing on the land register. I was thinking to do convenyancing myself as it seems the only thing we need to do is fill DS2 form. Is that sound right? Thanks

Hi Land Registry
I need to find out if my land title has any restrictions against it.
There appears to be a 'free' government site for this info I just need to create an account. Unfortunately the site doesn't appear to be working correctly.
I input my personal details and receive an email that I need to click the link it contains to confirm/setup a password. Once the link is clicked I get a 'your link has expired ' message.
I've been trying all afternoon with no luck. I really need the info on restrictions so any help would be appreciated.
Alternatively would these restrictions be present on my paper title copy that I have (no mention of restrictions). ?0 -

This is from the government site I was having trouble with. I got around it by using a desktop rather than on my phone. For free.
It gives the correct outline of my land and says something like no local charges found.
The restrictions I'm interested in are anything that would stop me selling it. My parents bought the land but I am the name on the title register, my sister is claiming it's in trust for myself and her minor children with me as a trustee. My parents believe they didn't create a trust just asked me to make provision for my sister's kids from any future sale. My parents are still alive and actively encouraging me to sell.0 -

Whilst the information may cause someone to not buy your property, as a new flyover is coming, it doesn’t record ‘restrictions’ of the type you are referring to.The land register, which we maintain, can include restrictions to protect a trust but that all depends on whether one was applied for.So it’s the land register, which I linked you too, that you need here. I had a deed of variation to the lease (changing ground rent clauses) registered in LR relatively quickly (less than a month), however we noticed that the title incorrectly stated that "The proprietor of the registered charge dated X of
the tenants title number Y was not a party to the deed nor was evidence of their consent to the deed produced to the registrar" although my solicitor claimed that the mortgage lender approval was submitted to LR. They then have applied for the amendment to fix this and this now seems to be taking a lot longer - has been 5+ weeks. I naively thought that a simple amendment to something thats already registered should be done quicker than the initial registration, is this not the case? What sort of timelines should I expect here? Thanks.
