    All depends on what’s being varied. If the application is expedited then the wait time is reduced to under 2 weeks normally

    We are currently waiting to exchange - everything sorted apart from a boundary discrepancy - the previous owners purchased a piece of land about 30 years ago from the neighbour. We have all the deeds and paperwork to confirm this and was all in order when we purchased the property 11 years ago. Since then the electronic version has apparently come in and the solicitor believes it is a mistake that a small triangle has been missed when it transferred. She has sent all the docs to the land registry and we now have to wait for them to decide. Do you know what the wait is likely to be? Many thanks

    We are currently waiting to exchange - everything sorted apart from a boundary discrepancy - the previous owners purchased a piece of land about 30 years ago from the neighbour. We have all the deeds and paperwork to confirm this and was all in order when we purchased the property 11 years ago. Since then the electronic version has apparently come in and the solicitor believes it is a mistake that a small triangle has been missed when it transferred. She has sent all the docs to the land registry and we now have to wait for them to decide. Do you know what the wait is likely to be? Many thanks
    You’ll need to ask the conveyancer really as it all depends what they’ve asked or applied for. 
    As a very rough guide if it’s just an enquiry then 5 days, if it’s a correction/amendment then 10 days but if an actual application with extra evidence then possibly 5/6 weeks. 
    So the devil is very much in the detail as it’s not routine as a purchase/charge where timescales are more consistent

    Is it possible to submit an RX4 form to withdraw an anti-fraud restriction, at the same as registering a transfer of equity and remortgage? 
    Basically, I am purchasing the rest house from an ex-partner and remortgaging at the same, we've sorted the transfer of equity documentation, sorted the remortgage documentation, we have a certificate of compliance for the anti-fraud restriction and then I would like to submit the RX4 form at the same time so that when the title deed is updated it will no longer include the restriction, is this feasible? Or does the withdrawal have to be completed separately to the other paperwork?

    It is possible to include the RX4 application with the Transfer/remortgage

    We have an offer accepted on a house but the vendor has to change the name on the title deeds as they are not in her current name. We are in no rush, luckily, but approximately how long will this process take?

    Hi Land Registry
    I am having trouble understanding PG76 on charging orders.

    I am trying to help my wife (who is a retired charity worker) to register the interim charging order she has obtained. That says in short: "The interest of the judgment debtor Mr X in <the house in his sole name> stands charged with £Y".  There is no indication that anyone else has an interest in the house.

    So, I think we need to enter a unilateral notice using form UN1? Is that correct, and what is the fee, please?

    There is a restriction "No disposition of the registered estate ... without ... consent of  <the mortgagee>". I doubt they will give consent, so is the UN1 form the correct approach?
