    Hi Land Registry,
We have an offer accepted on a house but the vendor has to change the name on the title deeds as they are not in her current name. We are in no rush, luckily, but approximately how long will this process take?
    Thanks.
The wait time between receipt and consideration is around 4/5 weeks at the moment. Everything then hinges on it being in order and wider checks not being needed.
If there’s an urgency I’d suggest the conveyancer requests expedition to reduce that initial wait time

    Hi Land Registry
I am having trouble understanding PG76 on charging orders.
I am trying to help my wife (who is a retired charity worker) to register the interim charging order she has obtained. That says in short: "The interest of the judgment debtor Mr X in <the house in his sole name> stands charged with £Y".  There is no indication that anyone else has an interest in the house.
So, I think we need to enter a unilateral notice using form UN1? Is that correct, and what is the fee, please?
There is a restriction "No disposition of the registered estate ... without ... consent of  <the mortgagee>". I doubt they will give consent, so is the UN1 form the correct approach?

Have a look at the appropriate accompanying algorithm to PG 76 - form UN1 can often be used and the fee is £40
The charging order/UN1 is not a disposition by the registered owner so the lender’s restriction you mention does not catch it

Thanks so much. I'm puzzled by a further thought. This is currently an interim charging order. If I register it now, will I also need to register the final order as well?
No reliance should be placed on the above! Absolutely none, do you hear?

From a registration perspective there is no need as the interest is one and the same. But we can’t advise you whether you should or need to - a few do but that is entirely your choice

It’s been processed but we have to carry out wider checks before the register can be updated.
I can’t share specific details with you re what those checks are as they are done to assist with reducing the risk of property fraud.
Those checks may not complete until 9/10 September. If the checks complete without issue then you should hear from us shortly afterwards if you lodged the application

    I see, thanks.
I'd quite like just to submit a copy of the final order, so it's on the register. Can I do that later, and does that involve a further £40?
