Thanks for your reply.
The application has not yet gone in, with completion of the lease extension scheduled for tomorrow. Full details of the timescale of events could be lodged with the application but primarily the waiting time was down to requiring for responses from the freeholder via his solicitor.
Whilst I said the mortgage offer expires on 17 June, the mortgage company's solicitors have stated they require the lease registration to be confirmed 10 working days before that ie 31 May, so 8 weeks, which I guess is less than current average time for registration.
There should be no other applications affecting my lease.
Having you available for queries is a much appreciated resource, though can I just say that I did post this as a separate question, on the basis that posts were reviewed for mentioning 'Land Registry' but as no response was made I used this general post instead.0 -

Unfortunately 8 weeks is not less than the current average for this type of work so I would recommend that once lodged the solicitor contacts us with the required details and expedite request.
Thanks for your comments re the forum. We do a daily search using the forum tools for Land Registry to see if that reveals any specific posts worthy of comment.
As you can imagine the Land Registry specific thread will come up each time. But results can be sketchy at times in so far as some are not always listed but I suspect, rather than blame the forum tools, we missed your one for some reason.
It won;t help now as you may never have to post anything relating to us again but bearing in mind we do monitor it on a daily basis then give us a nudge with another comment mentioning Land Registry and we should find it - apologies“Official Company Representative

We have a title deed showing we own the land up to the middle of the 'road ' in front of our house.
This is an unadopted road on this side (it is adopted on the other side)
What rights do the council have in relation to placing permit parking bays on the 'roadway' we own?0 -

We would not know and could not advise you as it's very much legal advice you need here.
If it were me I would be asking them to confirm under what authority they are acting and then researching it from there.

I'm in the process of buying a house which used to be 2 houses but was converted into 1 some time ago. My mortgage company is insisting that the deeds are merged so the seller has applied to amalgamate the deeds. How long is this likely to take? My buyers are getting quite impatient as they've been ready to complete for a while. The title numbers are WA800944 and WA963757

The average timescale is around 9 working days. We do have an application but it cannot be completed as yet. You'll need to contact the seller's conveyancer for specific details“Official Company Representative

Also, there's additional land under possessory title that was missing from the original deeds to the house. I don't have access to the title number this morning, but it's within the drawing I did of the new plot and is labelled "Land to the East of 452". Has the solicitor covered transferring that piece too?Everything that is supposed to be in heaven is already here on earth.
