    Also, there's additional land under possessory title that was missing from the original deeds to the house. I don't have access to the title number this morning, but it's within the drawing I did of the new plot and is labelled "Land to the East of 452". Has the solicitor covered transferring that piece too?

    They have replied but we have asked for more. The application includes the Transfer of other land also

    Hello Land Registry,

    We're currently purchasing a property (7 Ellesmere, DH4 6DZ) which is Leasehold however the Freehold has been purchased so that we can buy the property. The process was started in January and we're aiming to complete our sale on 18th April, is this achievable? I have noticed when searching the property on Land Registry there are now 2 title deeds for Freehold and Leasehold where previously there was only ever Leasehold. Our solicitor has said it's out of their hands so they can't update us. I just want to know if we're going to have to move in with family on the 18th whilst we wait for the Freehold to be registered.

    Whilst it may be out of your solicitor's hands it's very much in the seller's solicitir's hands IF they are simply waiting for the freehold purchase to be registered after submitting it in January.

    We have a backlog of this type if work so if they do nothing I very much doubt it will be registered until late May.

    As they have a confirmed purchaser they should consider submitting evidence of that along with a request to expedite their application. They should be aware of the process for doing that.

    IF we can expedite it then the wait time is reduced to 2 weeks but after that it all depends on whether the application is in order. On average 1 in 5 are not.

    So you have a chance of making the 18th deadline but only if they submit the evidence and request.

    As far as I am aware it was expedited, our seller's solicitor has claimed that if he doesn't receive the certificate by Monday then we won't be able to complete on the 18th. Does this sound right? I don't have a case number or anything unfortunately. Are you able to see the state of play off the address?

    That means it won't be reconsidered for a while so I would recommend that you ask your solicitor to query expedition with them and highlight what is needed to achieve that

    Wow! I am appalled that their solicitor would lie about that, I am also shocked that the application was only received on 28 March when it should have been made back in January! I am going to ring my solicitor now and get them to put the pressure on.

    Thank you so much for looking in to this for me, we would have been clueless otherwise and just going off what the solicitor has said.

    Hi
    Having taken some forum advice and after speaking to a solicitor, I now need to have a land registry compliant plan drawn up to put split a piece of land on to two separate titles. The solicitor said to get a chartered surveyor on the case.
    I have spoken to a couple surveyors and they do not deal with this sort of thing.

    Can anyone point me in the right direction? Based in Telford, Shropshire.
