    Try the RICS website to identify a surveyor

    You may also want to take a look at section 5 (Transfer of part) of PG 40 supplement 3 to understand what a compliant plan is, if not read already

    I've been in touch with a couple more surveyors from the RICS link you provided. They do not offer this service either, nor can they point me in the direction of someone who does!! So I am at a loss of who I can get to draw me a line on a map (Ok, I'm sure it's not that easy �� ).

    How easy it is depends very much on the split you are trying to achieve.

    For example if it's an 'easy split' such as drawing a line on a map then you could use the existing title plan

    Remember the title plan shows the general boundaries so if you are going to define the split in the ground with a fence say then that maybe all you need.

    But the devil is always in the detail required so if your split is not easy and you want to define it to the nth degree try PG 40 supplement 4 for guidance in what you'd want a surveyor to do just in case what's being asked for of them needs explaining in more detail?

    And if you need a surveyor then you'd need to keep asking others until one accepts the job

    Can you provide a little advice on how long this process is likely to take. I received this message today.

    "TP1 is due to the seller today and then needs to go the Land Registry which can take some time. They had hoped for this to proceed around Easter time."

    The land registry boundary showed our garage and drive on the wrong side of the boundary but the neighbors agreed it belonged to the house we are buying and a surveyor has been out to draw a new boundary.

    They have said they will expedite the process. But as a rough guide how long is this likely to take.

    Great! Well on that basis I think the solicitor is probably just trying to cover herself from any non-professional drawings being rejected.

    Yes, there will be a fence splitting the land, so if a general boundary is all that is required, then I'm sure I can attempt this myself using the existing title plan.

    Expedition, if agreed to, reduces the wait time from expedition to 10 working days within which it is considered.

    If everything is in order, no wider checks are needed and we don't have to contact anyone to confirm then it can be registered.

    So expedition reduces the wait time but dies not solve anything that needs resolving. Hopefully there is nothing to resolve and expedition gives you that desired speedy registration

    Would something like the following be suitable (with nicely drawn lines that tie in with the current borders):

    I've had to put in spaces as I can't post links being a new user.

    For info, SL242064 was transferred to a neighbour a few years ago. I was expecting this chunk of land to have disappeared from the title plan and not be shown as it is, instead being added to the neighbouring plan or on its own plan.
    The blue line going down the middle of the garden will represent where the fence will be (I will measure this properly).

    Unable to view links but just go with the guides provided - it does not have to be any more complicated than as they guide.

    When land is transferred out of a title it is not automatically added to another one. Most common reason is that nobody applies for the two to be amalgamated but sometimes there are reasons why they can't be combined.

    When land is removed we will invariably show it as such on the parent/original title by edging it in green.

    HI Land Registry,

    We are going through a house purchase which has "irregular boundaries" which spires to be from some "unregistered" land which is at the back of the garden but within the fence line.

    What exactly does this mean? Effectively the "unregistered land" is within our fence line (in the garden), so would there be any issue in using it?

    If you are buying 'extra' land which is within the fence line and it's been that way for a while then the issue needs to be explored with the seller to see how significant a risk it is.

    Using it is completely different as the real issue is owning it in time so do rely on your conveyancer on how they and especially your mortgage lender view it
