Hello @Land Registry
I am currently in the process of buying a Freehold house. We got the TR1 from our solicitors but when I do the search myself, the webpage shows TWO entries:
One is an exact match, Freehold.
The second one is also Freehold and the name is "Land Associated With ..." (the address). Could someone explain what this means? My solicitor only showed me one of those two titles (can't say for sure which one). Shall we request both? Is there any concern here? Searching neighbouring properties i always get a single result..

Hi, I am separating from my husband who wants to remain in the marital home. Meanwhile I have found somewhere else to live and want to buy it. If he pays me to buy my share and I buy another property do I have to pay extra stamp duty as effectively I am still a homeowner as my name is on the current marital home. Can I avoid paying this by deferring my purchase (not too long I hope) until I transfer our joint property to him or will I still have to pay the additional duty. My understanding is that if I transfer it all to him using form TR1 and he pays me, I can buy my own place and only pay one lot of stamp duty and not the additional for second ownership. I am not trying to avoid paying what is due, but it will not be a second home, as I am hoping the transfer can be completed before I actually buy myself another property in my name only. I want to do this as quickly as possible as I need to move out, but if the transfer takes a long time (how long does it take?) will I have to pay stamp duty as it is technically a second home? Any advice appreciated. Also, is it easy enough to do the transfer myself on the TR1? Thank you
HMRC deal with stamp duty so you'd need to query it with them

First thing to do is check the title plan for the one they have given you and see if it matches what you think you are buying.
If it doesn't then it's possible the additional land in the other title is owned by them too?
I wouldn't be too concerned at this point so just ask the seller the right Qs to confirm etc“Official Company Representative

Myself and my partner are 23 weeks into a no chain house move and all that remains is an RX1 form before we can complete. We have asked our solicitor how long this will take, however all they are saying is that they can’t give us a time scale. Our buyer has emailed us today informing us that she is going to pull out this Friday if everything is not in place. We will be left devastated as well as the lady who’s property we are purchasing. Is there any way to get these forms sorted quicker. Any help would be greatly appreciated

If it were in the same title then when you search online both results would come up and you'd have a '(1)' against them and a warning note to say they were identical“Official Company Representative

We received this email last week from our solicitor.
"Thank you for your email.
We have this morning received a request from the Land
Registry through their online portal (which is how we made
our application for removal of the restriction).
The Registry's query is asking whether the wrong company
name was entered in the lease and restriction or whether the
company no longer has an interest.
We are responding to the Land Registry today and will let
you know once we hear further"
In regards to the title number where would I find this or could my solicitor provide it to me?
