  • The small things really do matter! I think I will chalk our existing rightmove listing and 12 weeks with this EA as a learning experience (and I have learnt a lot from this forum alone!).

    I think I can say with nearly 100% certainty that it is not the blue loo seat that is putting people off viewing this house.

    If it is priced right people will look at size and location and maybe decide to view, they can add their own fixtures later and knock more off their offer if electrics/plumbing etc. are not up to scratch, but if viewers are not turning up it is because the house is over-priced IMO.

    Many years ago I worked briefly as an EA and somebody was put off viewing by a blue front door. I persuaded him to go and have a look, and he bought the house, and repainted the front door.


    So I can say with 100% certainty that you can never underestimate what will put some people off viewing a house.

    I am no expert however if I was looking to buy a house things I would defiantly consider would be price, location, parking, neighbours, amenities, schools, local services, general area, busy roads, room to expand, garden, being overlooked, housing density, risk of floods, on steep hill, damp etc etc. The furnishings of a house or decorative order would be of much less concern as these are easier to change and you have control over them. Emphasizing the good and great points of living in any particular house would sway me to view it. Competitively priced, great local schools, secluded back garden, plenty of parking, shops within walking distance, great family friendly park nearby etc .

    That is the main one that stands out for people nowadays IMO.

    Well he wasn't going to look until I persuaded him to. We'd looked at a property which turned out to be unsuitable. Most of the rest of the houses in the same row were student rentals. He was a copper and worked a lot of night shifts. I suggested this other property and he said he had seen the photos but hadn't considered looking at it because it had a blue front door.

    But if you're going to be pedantic, I don't think he had some sort of blue-door phobia that involved me having to stick a bag over his head to walk him through it.
