So completed sale, money banked? Well done. Question is did it sell for 185K or 190k as the link states?0 -
If I were you, I'd take it off the market and relaunch it with an online agent with pictures taken yourself (or ask a talented friend) after decluttering/sprucing up. Remove all but kettle, toaster & microwave from kitchen and perhaps have a bunch of
Flowers in case. In fact I would remove anything vaguely personal from photos as any prospective purchaser will want to imagine themselves in your home, and that can be difficult to do when surrounded by the current owners belongings. When viewings come, and they willl come, I'm sure - there's a lot to be said for neat, tidy presentation, good quality air freshener & clean windows etc.
Also, pay no attention to 'Crashy Time' - this individual commented on a thread that involved my property a short while back and was quite the pessimist. Gave it an off the cuff valuation of 120k. A few days later after several viewings it sold for £185,000.
At least we agree on what to do with furnishings/belongings.0 -

No idea - I'm not the vendor. Perhaps he'll answer.
In the meantime, have you found a village yet?0 -

The last two photos are duplicates. Delete one. Crop the other so your house is more obvious- just now it looks squashed between your neighbours.
Make that the starting photo. How many of the professional housebuilders start with interior shots? None of them.
You asked your agent to re-order some tome ago. Tell them to do that today.0 -

Was on at £190,000. We accepted £185,000. £50k coming out as equity which will be going into our next home once we have found something we like.
We have exchanged and complete in just under 2 weeks.0 -

This and more.
When I'm looking for a property, I'm almost always immediately put off if the EA has placed an interior picture as the main one. You automatically assume the house itself will look like a sack of s**t, else they'd have shown it off in all its glory in the first picture. You (or you're EA!) really have to think as though you're a potential purchaser and dress the house to wow viewers.
To reiterate what others have already said; neat tidy & plumped up cushions. Think about picture positioning on walls (are they central?). Crisp ironed bed linen. Remove items from window ledges unless they're decorative. Everything except appliances off the kitchen work tops. No washing up/tea towels loitering in shot. Clean carpets. Clean windows. Sparkling bathroom. Tidy Garden, grass cut etc.

Isn't that a heart-warming story Crashy? See, there's hope that you'll find your village soon...0 -
