    My understanding is that your solicitor serve notice to complete, which gives him about 10 days to sort himself out and makes him liable for your costs caused by the delay. I thought that process acts as a confirmation that he is liable for your losses. So if he becomes a billionaire in 10 years time, you can claim then.

    Even more annoying if you have waited a year for this to happen.

    We've been through the completion notice procedure and forfeited the deposit. The trouble is that over the last year two things have happened.

    The developer has put in multiple highly aggressive planning applications, which have soured relations with the neighbours. For example, he tried to get permission for 7 flats on the site occupied by this small bungalow. There were over a dozen extremely vehement objections to that! All of the applications have been rejected, some on appeal. I suspect that whatever development potential the site had has been stymied.

    Property prices are down a bit in London over the last year.
    No reliance should be placed on the above! Absolutely none, do you hear?

    I have to try to fit everything I've got into my car to move.

    It's not worth trying to do a short run to the self storage, to get in, to open it up for a few things.... so I'm going to wing it.

    I've already "started packing the car up" just a few bits, to start to see if I can just get away with it on the day - although I've not got access to the new place until 11am... so I figured I might, if I really have to, get over there, empty the car, then dash back to do a 2nd load.

    But I am hoping that clever/tight packing might just win the day. I've retained too many clothes and have a few more kitchen bits than I thought.... I've also a massive stack of paperwork I need/want to keep immediate and with me (relating to when I bought the house and the current sales + there's still the PC, immediate bedding, curtains to come down and the ladder for the curtains :)

    Bottom line is: it HAS to fit :)

    It's a bit like if you were going camping and you have the camping gear, all your clothes and maps and the dog. And they all have to fit but you've only room for two. And without it all fitting it's not achieving the goal.

    EDIT: Just did a tip run. Lots of plastic takeaway boxes (a whole large swing bin sized swing bin liner of those). Way too many, kept them all "in case"... now gone. Just culled it to 2 regular ones and 3 small ones.

    Also the energy saving peculiar lightbulb from the bathroom and an empty aerosol I've put to one side as "must take that to the tip and ask which area it goes into".

    Also one half black sack of assorted debris, rubbish, bits and bobs from the garden where I'd left some small things here and there on the basis of "must get round to taking those to the tip one day", including 2-3 grotty/broken paintbrushes from when I painted the fence and house last year.

    Already washed down the inside of all the kitchen cupboards and drawers... so no surprises there as everything is out and either on the worktop or on the floor in there.

    ... oh and the sofa.... put it up for free, not a sniff.

    Contacted a local waste carrier who says he does single items and 7 days/week, he's not replied yet. I'll give him a call later.

    When two charities let me down with a filing cabinet and drawers I ended up tossing them into storage Wednesday... that's not an option now.

    No. It's tough/hardwood. The saw is in storage. The car is now half full of packed items.... and the weather's atrocious out there. I did that with a previous one when I could choose the weather and had all the time in the world to get round to it.
