No kitchen can mean no mortgage - there needs to be a sink and the ability to cook.

I think you may have blown this due to not appearing to be serious - your husband is right! Making an offer two hours after viewing is very keen. To raise your offer so quickly looks like game playing rather than serious negotiation. Did you explain why you made the offer you did, i.e. the work involved to make it liveable? Your final offer is considerably higher so you appear to have been trying it on.
Well wev left the final offer on the table with them. The negotiator wasn't letting me get a word in edgeways on the phone hense I suggested she replies via email instead so we could make the conversation thorough
You haven't listened to the advice you've been given by your husband or pps on this thread. You haven't time-limited your final offer. By failing to do that, you have given the vendor the upper hand because you appear somewhat desperate and they may now think they can get more money out of you.
Getting uppity because you received a phone call rather than an email is not going to help you. How is it not polite? Ime most dealings with EAs are over the phone.

Just be honest and genuine about things - it's as though you think you have to do certain things to negotiate, but you really don't. It helps to try to put yourself in the vendor's position and think what they might think about your offers.

There is no lying that the negotiator was very rude and quick on the phone I was racing to get a word in and how can one try be serious when the opposite is blocking on ways of open dialogue ?0

The vendor isn't interested in a "dialogue", just the right price.
leave your offer on the table, keep looking, its always possible they will come back to you in a few weeks and accept (they might ask you to slightly raise your offer, if so, stay firm say its your max)0 -
The director's response suggests that they don't have any other offers but may have viewings lined up over the weekend. Do not ring them - let them ring you. You need to think about what you will say if they tell you there has been another offer or someone else who viewed is 'very interested'. You may still be able to get the house at a price that's right for you. Don't get drawn into a bidding war. You might want to say your offer is on the table until 5pm on Wednesday and reiterate your buying position. If you really want the house, you can afford the mortgage and can see you can add significant value by updating the house, you would be daft not to increase your offer. But you might want to say you've done your sums, like the house and area, think you can do the work required for less than you had first thought, etc. That way you don't lose face and you sound serious.0

The asking price of this house takes into account that it needs work done to it. The seller is looking for offers near to the asking price not offers much lower because it is on the market already for a figure allowing someone to do the work. If it was in very good condition and up to date inside it would be on the market for around £138k.
So if £129k is above your budget this house is too expensive for you.
I suspect the estate agent thought you were rude when you offered £121k for a house that in good condition would be worth around. £138k. That is a reduction of £17k a huge drop especially when the deduction for the work is already allowed for in asking price.
When you make an offer on the next house make sure that you read the description carefully and don't just assume that you can make a low offer and expect to be taken seriously.
Time to move on and look at other houses.0 -
If the house is in a state and needs a complete kitchen / ceilings / other work doing then the original offer doesn't sound too bad. 126 might be bordering on generous. If the vendor is being unrealistic you need to move on.0

Actually is was the EA who sugested to offer in excess of 120, she also said they had not received any other offers above 120 and all offers where below 120 and had been rejected. EA was initially very delighted with our offer of 126k and admitted it was a brilliant offer and she also said she had tried to persuade the vendor to take our offer .
The house as it stands needs a lot of.work and i think.126 is a excellent offer however web messed up with MY keen attitude and now they prob want full.askinf price from us0 -

Thanks for agreeing our offer is good I think.so to with it been on the market 4 weeks and had offers below 120 I think we are in a good position. The fact vendor reduced price within 4 weeks from.132 to 129,995 says slot within itself0 -

Some vendors are just happy to wait for a number of months for an extra 4k or whatever. You may get a call back if they get desperate.
You can complain about the agents attitude but remember they are the ones holding the cards at the moment. You admit that this branch of EA have the best properties you are interested in.
You will be at the back of the queue for any response/new properties.0
