Ok so our story is FTB with Agreement in principal ready to proceed ,
10am Tuesday viewed house
12pm Tuesday made offer asking price £132,000 our offer £121,000 old style semi detached in need of renovating.
EA advised vendor was in America,
Wednesday morning called for answer EA said offer rejected so we went in at £122,000 1hr later offer rejected , EA advised vendor would seal the deal at £126,000 so we said ok we are making a final offer of £126,000 one hour later EA called back and said vendor is back from america ( in 15hrs ) and has rejected this offer too. SAME day EA reduces price to £129,995 on rightmove and their website ?
What is their Game and what should we do next as wev already made a final offer. Looks forward to your kind advice everyone .
P.s negotiator very rude zero customer service skills wasn't arsed about making a sale really judging by her attitude .

Sounds like the agent/vendor thinks you're desperate to buy and are pushing their luck? Yes, the agent wants their commission but at the end of the day, they work for the vendor.
You're in a good position, so unless you have to have this house, confirm your final offer, but be prepared to forget it and move on0 -
Sounds like the vendor has told the EA they absolutely won't accept less than 130k so that's what they've done.0

EA initially said offer in excess of 120, I feel wev made a huge mistake and.showerd to be overly keen , which in all honesty we are , but we can't afford more than £126,000 . Anyways Director of the EA will be contacting me next week as I kind of complained abiut the Negotiators Blaze attitude and zero customer service skills . She may have figures in her eyes but it shouldn't be to the detriment of customer relationship .0

@thepants999
Thanks for your reply however I believe a seller in this case EA + Vendor should try to build a good relationship with a potential buyer . E.g if someone came to Tesco to buy some potatoes should a customer service assistant be rude to the buyer because they are working for Tesco? Logic ?0 -
I think perhaps you're being a little bit 'precious' about this.
Even if the manager apologises on the negotiator's behalf, it won't make the seller accept a lower offer - so it's kind of a waste of time.
And with quite a few people, if you complain about them to their boss, they'll look for ways to 'pay you back'.
So you might be shooting yourself in the foot.0 -
@eddddy thanks for the reply, last thing I want is for negotiator to get into any trouble . That may well be her style of negotiating and she may have had a fair bit of success with dealing this way. However now that wev got off on the wrong footing I think it's best for someone else to take over negotiating for us .
Also this particular branch has had a lot of bad press about their customer service now I know why .
I'm getting the feeling everybody thinks I'm the Baddy here I can assure you I'm not .0 -
Perhaps the EA/vendor thought you were messing around? I personally think offering 121k with an asking price of 132k is pretty low.
If you have complained about the estate agents at this stage I would be surprised if they call you again either about this property or similar ones they might have on their books.
Do you know what the vendor's position is? Perhaps they are not desperate to sell.
In your position I would send an email to the estate agents similar to the following:
Dear [estate agent]
Re: [address of house]
Just to confirm our recent conversations, we would like to make an offer of £126,000 for the above property. We believe this is a fair offer based on the work required to the property.
We are first time buyers with an agreement in principle and therefore in a position to move quickly, we are currently living [in rented accommodation/with parents] so can be flexible and accommodating with regards to moving dates.
I understand that the vendor has not accepted our offer at this stage however I just wanted to let you know that this offer will be on the table until next [day].
Kind regards
Camilion
