How much would a similar house in the same area that had been modernised with a new kitchen fetch? More that £130k or less?
Well technically it has no kitchen as in if I was to move in today there be just a sink no units not cupboards not cookers etc . Also houses on the same.street have gone for between 105- 138 in the last year . A house we'd seen before this on the same.street was on for 125 for a good while About 11 months modern and liveable condition as soon as we where ready to make an offer in that someone sprung out of the blue and snapped it up .0 -

As mentioned in above comments, tell them that is your final offer, and forget about that house, if they are already happy with the price, and just trying to increase the profit. They will call you back, if not, you have nothing to lose, your budget is already 126k which is your last final offer.
Patience always helps in negotiations. The EA has seen many people like you. But given that you are an FTB, this is your first experience. So that the EA is streets ahead of you in this matter.

If we say that this house in very good condition and all modernised inside would fetch £138k then the price that it is at now has allowed for the modernisation required.0 -

Yes no doubt once kitted out the house would be very valuable hense we are so keen to get our foot in the door . Agent did indictate that vendor would accept 127.5 but I know once I increase she will say vendor rejected again . Just going to wait this one and continue viewing other properties .0 -

12pm Tuesday made offer asking price £132,000 our offer £121,000 old style semi detached in need of renovating.
EA advised vendor was in America,
Wednesday morning called for answer EA said offer rejected so we went in at £122,000 1hr later offer rejected , EA advised vendor would seal the deal at £126,000 so we said ok we are making a final offer of £126,000 one hour later EA called back and said vendor is back from america ( in 15hrs ) and has rejected this offer too. SAME day EA reduces price to £129,995 on rightmove and their website ?
Perhaps the vendors were concerned as to what you'd be like the during the purchase process. As you appeared to be oblivious to the fact that they were in a different time zone. EA likewise.0 -

You might want to check with your potential lender that they will lend on a property that technically has no kitchen. You may find there will be problems when the valuation is done.

Our area is very popular and sales are moving within days so you have to move quickly. We lost out on one property. We went to our highest offer and were outbid. Second one we offered twice. The day the second offer was rejected ( we were prepared to go a little higher) another house came up. I loved it immediately and went to view (plus it was cheaper nicer!). To cut a long story short I'm in the process of buying it. So the moral of the tale is sometimes it's better to admit defeat and move on cos something much better may come up!0

No kitchen can mean no mortgage - there needs to be a sink and the ability to cook.
I think you may have blown this due to not appearing to be serious - your husband is right! Making an offer two hours after viewing is very keen. To raise your offer so quickly looks like game playing rather than serious negotiation. Did you explain why you made the offer you did, i.e. the work involved to make it liveable? Your final offer is considerably higher so you appear to have been trying it on.
You haven't listened to the advice you've been given by your husband or pps on this thread. You haven't time-limited your final offer. By failing to do that, you have given the vendor the upper hand because you appear somewhat desperate and they may now think they can get more money out of you.
Getting uppity because you received a phone call rather than an email is not going to help you. How is it not polite? Ime most dealings with EAs are over the phone.
Just be honest and genuine about things - it's as though you think you have to do certain things to negotiate, but you really don't. It helps to try to put yourself in the vendor's position and think what they might think about your offers.0 -

Glad to hear you found something better good for you !!! . But honestly wev been viewing houses for a long time and this is one of those Rare ones to pop up on the market . As in area and house are perfect. Plus we only have 10 days left on AIP and wanted to get the ball rolling before it expires.0
