Is Estate Agent passing over our offer to vendor

    Some vendors are just happy to wait for a number of months for an extra 4k or whatever. You may get a call back if they get desperate.

    You can complain about the agents attitude but remember they are the ones holding the cards at the moment. You admit that this branch of EA have the best properties you are interested in.

    You will be at the back of the queue for any response/new properties.


    Yes agree with what your saying . The vendors are not living in the house so they probably are happy to wait . Having said that the price was knocked down from 132 to 129 within 4 weeks of listening this does indicate one of 3 things
    1) not enough viewings
    2) low offers
    3) vendor in hurry to sell

    Well I'm done with second guessing like the director said on Tuesday he'll tell us what the vendors thoughts and feelings are.

    Personally I'm sticking to my first thoughts EA saw how keen we are and how we jumped from 121 to 126 within 24hrs and EA actually believes well increase offer . I called her 2 days after my final offer to book viewing for 2 others houses and she kept fobbing me off 1st one she said there's are offers above asking price already in
    2nd one she said vendors are taking of market despite it still being very much advertised on Rightmove and Zoopla and their own website

    UPDATE ,
    Recieved a call from director. He was very very Polite indeed . He did indicate that 127.500 would he the minimum the vendor would accept. We how now confused as what to do.
    We don't mind upping our offer however I fear if we do they will reject again . Anyways Director said he would be keeping an eye on this personally and to continue communicating WITH EA negotiator.

    Any advice peeps?

    Depends how much you want it. Do you suspect if you offered 127,500 they would reject it despite what the EA told you ? If so and you think it's worth that to you what have you got to lose ? I suppose it's possible the buyers are holding out for more but the director believes he can talk them down.

    OTOH nothing to stop you offering less as a "last and final" say £126,500-£127k. . People would have different views about that, some might say why jeopardise your purchase for £500-£1000, others that that also applies to the vendors.

    Bottom line it depends what it's worth to you. Whatever you offer make sure the EA understands it's your last and final so they impress this on the sellers.

    I agree . Will sleep on it I suppose it's only 1500 more than our previous offer .

    If you've made your final offer, then there's nothing more to do, other than walk away. That's the meaning of the word "final". Or offer more, until you reach another "final offer". And maybe another. And so on.

    Basically, put up or shut up.

    That's the role of a good EA. To bring together two parties with totally expectations. One starts low , the other high. Hopefully in the middle a deal can be struck. Only you know what the property is worth.
