Is Estate Agent passing over our offer to vendor

    Yep, sometimes the manners of estate agents leave a lot to be desired, maybe the lady in question had 5 other people to call, or she was in the middle of dashing in and out of the office accompanying viewings.

    I would send an email like the one I suggested then move on and look at other properties. Maybe ones with a different estate agent...

    Unfortunately all the best houses in the area we desire due to work and schools etc are with this branch lolzz . That's why I called the director just he could get someone else to negotiate all future dealings...

    Another thing to note our offers where made via email , their rejections via phone call didn't even have the courtesy to email back ... pppfffff

    You have to remember that you may not be the only person making an offer on this house. If on the day that they got your offer of £126k they had another offer that was higher they would turn yours down. You now know that you cannot afford this house because the seller is looking for more than you can afford. So time to start looking for another one.

    £121k was a bit low as a first offer. You don't get money off for out of fashion kitchens that still perform the job of storing your food or out of date bathrooms that you can wash in. You also don't get money off for redecorating to you taste. You get money off for installing a kitchen where there wasn't one previously or for installing central heating for the first time. Changing things that still work but are dated are what you pay for because they are down to taste. You don't expect to get the seller to give you a discount because you have a different taste in decoration.

    Thanks for your in dept reply , can i clarify there is no kitchen just 1 unit with a microwave on it and a kettle , no bath just a shower room . Ceilings look like I been back to the future. Having said that the house has got potential . But the fact that within 3 weeks of it being listed they dropped the price from £132,000 to £129,995 says slot within itself. Also EA told me categorically there has been NO other offers . This is why I'm baffled maybe they just don't like the sound of my voice eh?

    Do you know what the vendor's position is? Perhaps they are not desperate to sell.

    In your position I would send an email to the estate agents similar to the following:

    Dear [estate agent]

    Re: [address of house]

    Just to confirm our recent conversations, we would like to make an offer of £126,000 for the above property. We believe this is a fair offer based on the work required to the property.

    We are first time buyers with an agreement in principle and therefore in a position to move quickly, we are currently living [in rented accommodation/with parents] so can be flexible and accommodating with regards to moving dates.

    I understand that the vendor has not accepted our offer at this stage however I just wanted to let you know that this offer will be on the table until next [day].

    This email has been sent but not put a deadline on the offer . Let's see what happens comes Tuesday and i shall be telling the director that I no longer want to hold the complaint . Don't want her becoming Freddy Krueger on me

    How much would a similar house in the same area that had been modernised with a new kitchen fetch? More that £130k or less?

    As a buyer, you have many options, surely as many as your budget allows.
    Never stuck with one property. If you get stuck with one property, you'll probably lose. I don't know your area. I can definitely say that the house that you are trying to buy is not your last resort.
    As mentioned in above comments, tell them that is your final offer, and forget about that house, if they are already happy with the price, and just trying to increase the profit. They will call you back, if not, you have nothing to lose, your budget is already 126k which is your last final offer.

    Patience always helps in negotiations. The EA has seen many people like you. But given that you are an FTB, this is your first experience. So that the EA is streets ahead of you in this matter.
