Thought I'd update with how ours is going. Valuation was originally meant to be over a week ago but there were issues with the seller agreeing to a date. It was completed on Friday just past. Our broker has said hopefully get an offer by Friday but on doubtful it'll be that soon. Feels like it's dragging on forever. Congrats to those who got their offers? What was your start to finish time scale? I just want to know what I'm doing now! I am moving areas and schools so need to start contacting schools and getting my kids prepared for the change but don't want to do that when things could fall through!
What's your timescale? I'm also moving areas and have already got my son a place at the pre-school in the new area so praying we're in for then. Kinda just jumped on in, figured I could always cancel the place if required. We're only a week in haha

Our full application went in just over a month ago. I wanted to hold off alerting the school to my kids moving schools (which I'd need to do to apply to a new school) in case it never has to happen. I think if it was a pre school situation I'd probably have done the same as you though! Best of luck! It's a long process with these guys and it breeds stress like crazy 🤣. Hopefully it will all be worth it 🤞

Anyone know how long they expect the 75% max LTV for NI market to remain in place? I believe it was 15% pre-COVID.

Yeah that's fair enough. I'm lucky we're just a preschool age. Application only been in a week today and I'm like "come on where is my offer" hahahaha

I know! I think ours could have been done a week sooner had the valuation been allowed to go ahead earlier so fingers crossed yours might be a bit faster
Just found out our valuation took place and was all fine and we should definitely expect an offer this week. I will believe it when I see it though!

We submitted our full application on Friday. They have already done the credit score and taken the fee for the valuation. Is it normal for them to do this so quickly?
Yes I would say so. We had our credit checks done the same day they was submitted or the following day and we also paid our valuation fee then too. Our valuation hasn't been carried out yet either as we are waiting for all documents to be completed with reviewing first. Fingers crossed it doesn't take too long for you  :)
We got our questions/request for docs back today so that was pretty quick. They also asked when we want the valuation doing. Am I right to be cautiously optimistic so far?

We got our offer today! 🎉  Best of luck to everyone else! We were just over a month from start to finish with a week or so of that being a hold up on getting the valuation done because of the seller. Hopefully they are speeding up and your applications will get through in no time.
My experience with Kensington has been good. It's been lengthy but I was expecting a lot of akward questions that never came!
  • Hey just seeing how confident everyone was with their application.
    DIP 06/05/2021
Full application went in 07/05 with hard search completed day after.
Requests for docs 10/05 then all documents were reviewed and signed off 20/05. Valuation took place on Monday 24/05. Now waiting for offer...

Just wondering if I should be feeling positive or has anyone had any experience of being declined at this point?

    thank you in advance.

I'd guess you'd be pretty safe now :)

We're at the same point just a couple of days ahead of you. They've asked us about booking the valuation but our MA has advised to wait until all our docs have been signed off just to be safe
