For those who have completed on their house with a mortgage with Kensington.
What happens just before completion. We are due to complete next week and I'm just intrigued on the process. I have signed a declaration and sent back to conveyancer.  Do they complete another credit check?  Do I need to do any more at this point?
    TIA
Oooh sorry to bother you but do you remember how long after valuation you received your offer?

I think it was a couple days after valuation to get an offer via the mortgage broker and then  just over a week to get the offer via post. It wasn't very long. Have you had your valuation?

Not yet but broker confirmed on Tuesday that it had been requested, I was hoping that this meant they were happy with us as applicants 😊 fingers crossed we get our offer shortly after valuation!

Our broker told us that they do the checks on the applicants first and if happy with everything they then request valuation. So fingers crossed for you.

That is exactly what we were told by our broker and it was true. Valuation happened and once that was okay, offer arrived within a week

Oh you guys! This information has made my day 😁
  • Still waiting for our valuation date as well! Its been instructed so trying to think positively :)

I really hope they let us know a date ASAP! Who knew it could take so long

I chased up our broker today and they discovered that the valuers (Connells) had been struggling to get in contact with the sales office of our development. A few firmly worded emails to the developer and we now have valuation booked for 6th Jan.

bit annoyed that we now won’t have any answers until Jan but at least it’s booked in.

ah god how frustrating! I'm in contact with the sales office regularly because we are the last people to move in on the street and the sales guy is super keen to get us completed. So I don't know what's holding ours up?!

If I don't hear anything today I think I'll chase on Monday... at least you have a date now and shouldn't be much longer after that with your offer :D

Hi, I have had checks done, and valuation is complete. The offer came in lower than dip though due to my p60 showing reduced income for 20/21- covid impact. The offer is budging up every time I submit a payslip though! Has been going on since august!
ive just submitted my dec payslip and must exchange and complete jan, so waiting on underwriter now to review the lastest payslip and make a final offer.

my question is, KM told me that once this is done and I’ve provided proof of deposit it just goes to final checks. How long do final checks seem to take, do they ask for any more info then? and does the offer come relatively soon now? Keen to get the offer before Xmas !
