Kensington Mortgage application timescale

    I’m new here! 

    I had my DIP on the 6th of December and full application on 7th of December. They did a credit search dating the 8th of December (equifax) then I’ve received a missed call on Saturday the 11th from Cornell’s survey to arrange the survey. I phoned them today to arrange the valuation for the 22nd of December. 

    They have requested for more documents.

    Proof of address from previous address- not sure why. 

    Landlord details for current and previous address.

    My question is do they decline application if previous address can’t provide reference it was council housing you see and I don’t who to aaproach.

  • It looks like valuations are being instructed right at the start now and not after everything has been underwritten like the posters from earlier this year and before. I was hopeful that a valuation meant they were happy with everything but I guess not so if it’s being instructed right at the start of application…
  • So today (14th Dec) they requested a couple more little bits, nans ID and proof of funds for gifted deposit which our Broker already had hold of so was sent straight away and a form from the developers to show any incentives we are receiving (in this case flooring throughout the house) 

    valuation is booked in and broker will let us know the date once Kensington tell them the exact date. I’d say so far I’m happy with how things are going

    Ahh that's great news! I'm going to get our Help to Buy ISA savings statement today so we can give them back to Kensington as requested. I really hope we get a valuation date before Christmas and hope that this will be the last bits of extra documents!

    So its been just over 2 weeks from application, additional docs to valuation instructed... not too bad I guess

    Ah great news! Do you know what date your valuation is booked for? All being well I reckon an offer before Christmas is a possibility 😊👍

    Are you buying a new build or an older property? 

    Kensington do seem to request a lot of random extra documents, I wouldn't worry about it. Could you not contact your housing association or the housing trust that you rented your council house from? I'm sure they would be able to provide you with some sort of reference.

    The reference is all sorted now! 

    But…. Just got text cancellation from Connells “The appointment for 22 December has been cancelled. Please contact your Broker/Lender for more information.”

    I phoned my broker and she said they are asking more question but they didn’t mention about cancelled appointment. 

    I’m getting worried now urghh. 
  • Oh dear, it may just be that there  wasn’t anyone available for a valuation that day? 

    I’m still in the dark as to what day the valuation is booked for 😂 literally no idea what’s going on at the moment!

    For those who have completed on their house with a mortgage with Kensington. 
    What happens just before completion. We are due to complete next week and I'm just intrigued on the process. I have signed a declaration and sent back to conveyancer.  Do they complete another credit check?  Do I need to do any more at this point?
