    My views will echo many of the comments so far, but perhaps it'll help demonstrate what potential buyers are thinking when they look at the listing.

    * The wallpaper is hideous (only in my opinion, but if i'm thinking it, so are some of your potential buyers)
    * Put a throw over the sofa. I'm surprised the photographer didn't suggest it.
    * The kitchen area, bedroom and bathroom look nice.
    * Remove the posters and drum kit from the study, put a nice picture on the wall, then re-photograph.
    * Not sure about the garden photo. Is there an angle that doesn't get the no smoking sign?


    Edit: I've re-read the comments. I literally overlooked that the study was supposed to be a second bedroom. I assumed the property was a one-bed. Definitely take some advice from your EA about how to present the flat as a 2-bed.

    But yes, many times and I had no idea. My solicitor is there and my son went to school in the sticks nearby. It's not smart, but I quite like the character of the place and the old mills. It has sad parts but definitely has potential.

    I've never felt threatened there.

    I was at college there in the 70s - it was a dump that smelled of carpets.

    In the absence of any other issues with the property, no viewings in 6 months would suggest that it is over-priced.

    The 70s was a long time ago!

    It definitely doesn't smell of carpets.
