    I don't see how you can hide the fact that the flat is tiny. What made you buy it- is it in a good location for transport/nightlife etc? If so, mention it. What is the deal with garden access? Parking?

    As a small, single, female, when I looked at the photos I thought:

    - ooh, water - might flood
    - ooh, back path - easy escape route for burglars
    - ooh, view out of the window is the parking, that could be annoying if people are coming/going a lot with ropey cars.

    You need a microfibre cloth wipe down over that fridge/freezer door :)

    The way you've got your bed, while it might suit you, some potential buyers will think "no space for a 2nd person to get out of bed or have a bedside cabinet" - if you can remove the one you've got and move the bed away from the wall they'll not spot that until they're in the room.

    Yes, the wallpaper isn't the best - but big/flowery prints seem to be what the younger generation like, so I'd guess that most flats will have a nasty/big/flowery wallpaper. If you CAN remove it and paint it plain, good, if not, then it's not a big deal probably as 1000 other rolls of equally hideous paper have been sold/put up.

    One way to "fix" the 2nd bedroom easy (said Mr Heath Robinson with a wide grin on his face) would be to pull all your stuff into the living room - then use 4 matching boxes from a supermarket to support a single blow up mattress and borrow some single sheets/quilt etc from a friend and take photos of the room with "a bed in it".

    Then take it apart again and put your stuff back in bed 2.

    Beyond all of that, everything is about price. What can I get for that money? People looking to buy somewhere to live are not looking "for a flat in that block", or even "in that road" - they're looking at "what's the most I can get for my money within a 1-3 mile radius of here".

    It's 125 years from 2011. £666 a year for a tiny place is expensive. 1.5 month mortgage repayment! If it doubles/increases every x years then it's a problem down once you have a buyer.

    OP problem is attracting viewers. Also electric heating would put me off!
    Sorry to say, but if I were looking, I wouldn't be interested cause it's overpriced.

  • Just to add; I once rented a small one bed flat with no outdoor space and no room for a table. Its plus points were a quiet location, secure for a single female occupant, walkable to a zone 3 tube and overland stations and an off street parking space. There is a market for small but fairly priced properties, provided they appeal in terms of location.

    I went 6 months without any viewings (August 2014 - February 2015) then sold to the first person to view after that without changing either the EA or the asking price. If the right person sees it then you may sell. However, that was a very rural property in a fairly remote part of Scotland where the market generally is pretty dead over the (long) winter months, so may not be directly comparable to your situation.

    I had no idea that Kidderminster was so cheap.

    Really, the development looks nice enough that I wouldn't be put off by the bachelor pad feel to it. It is clearly new and only the wallpaper will be left. That said, it must be the price.

    I thought it was top floor because of the first picture. I think the first pic is actually misleading - I'd rather see something taken from the ground if it is ground floor.

    The details say 125 year lease from 2011, but also say 94 years on lease. Which is it?

    I'd remove the ground rent and service charge details. Let people want it first.

    The only other thing I might think is that when people get approved for a mortgage, they can often afford more and skip the flats and go straight for houses with gardens. I'm over in Bromsgrove and flat living just isn't a thing - an awful lot of flats are let out.

    Edit: Okay, I looked at Rightmove. I know some bits of Kidderminster are a bit ropey but there are many, many houses in the price bracket and there's also some brand new mill conversions and flats with more fashionable kitchens and bathrooms. There's a huge choice under £100k

    How much did you pay for the flat?

    - the first 3 pictures don't really help - atleast change the order
    - wait for a sunny day and re-take the photos
    - paint over that wallpaper

    If I wanted a flat in Kidderminster, I'd look if it were competitively priced. Location seems okay, near the nice shops at Weavers Wharf.
