No viewings in 6 months

Been on the market for about 8 months now with only 1 viewing and that was last June/July. No feedback or anything. It's only a small house so price has been dropped in small amounts. Can't really afford to go any less.

Here's my predicament - I've already paid online EA fees. Do I stick with them and lower again or go to local high street agent and start over in the hope they refresh my ad and push it a bit more?

I didn't know I'd be on the market this long and I'm quite desperate to sell now.

    With no viewings you need to change. You may not be able to afford to drop but is your house price too high? Sounds like it probably is.
    Get valuations from local EAs and see what they say.
  • How much is it? Where is it? Rightmove link?
  • I don't know Kidderminster, but there's another 2 bed flat nearby for OIRO 90k - at your price point that's a hell of a difference. I'd say yours is overpriced. Is there any incentive for the online agent to actually work for a sale now? That's the problem with this business model.

    That said, if you've only had 1 person through the door in 8 months then it's price above anything else.

    It's a typical new build starter pad and very tight on space. Kitchen in the living area is a no for me and the lead picture reminds me somewhat of communal housing in Eastern Europe. I'd dump that for starters.

    If I were buying in the area, there are older, lower priced alternatives, such as:

    which I prefer, especially for room sizes though I'd like to see the layout.

    Many young people are swayed to buy new builds which offer poor value and then get a shock when they try to sell them, as they're no longer new and perhaps not kitted-out the way the show homes were either. Yours looks a bit of a man-cave, which isn't a lifestyle 50% of the population will necessarily want to buy into either!

    Good luck, but the answer is simple; as it stands your place is poor value for money and the presentation is slanted towards males of a certain age.

    If you really want to sell get a blank canvas look in the lounge, the wallpaper won't be to everyone's taste, change the office to a neat simple spare bedroom, and drop it £5k.

    I know it's not included with the flat, but that knackered sofa is grim. It begs the question "If they're happy to have that as the focal point of the living room, what on earth is the rest of the flat actually like?".

    The second bedroom does not look like it's bedroom-usable. And how wide is 6'8" in real numbers, anyway...? Your target market is NOT the geriatric who cannot cope with metric. It's people who ARE metric. Is having Dibnah-only measurements even legal?

    The first photo screams "We've got a drone for Xmas". It adds nothing. Seven of the 16 photos are outside the flat, generic pics of the development. Or is it six? Is that garden shot a private garden that's part of the flat? No mention of it in the details.

    Lots of good observations so far :)
    • Price is usually the main concern, but it looks like you're trying to sell an identikit starter home that has nothing to distinguish it as being more attractive or homely than the next starter home
    • The wallpaper, as well as being very bold, is quite dark and manages to make a tiny flat look smaller. This is clearly a bad thing. Strip it off and go for a light colour of paint or paper.
    • With the exception of the wallpaper, the place screams 'dark wood bachelor pad'. Try and make it a bit more neutral, maybe add a few touches of colour as your buyer might be like everyone else and find it difficult visualising their own tastes when an existing owner has gone for a strong style. Fluff it a little, I dislike the whole 'throw cushions and sticks in a jar' thing, but plenty of people go for it
    • The couch is miserable. I was going to suggest replacing it with a squat 2 seater, but covering it with a nice throw/blanket could assist with the suggestion above and make it look like there's any charcter to the property
    • Empty the 2nd bedroom, it looks extremely cramped. We have a tiny 3rd bedroom and while it can *just* take a double bed, it's a fold down sofa bed and we're having to be very creative with storage and multi-use furniture. Do you have a laptop you could use for a while and hide away during viewings?
    • The bathroom and kitchen are nice, with the exception of the kitchen jutting on to the living space. Nothing you can do about that, so keep them clean and tidy

    Has anything similar sold recently, who sold it and how much for?

    I think those are the main things to help your decision.

    My gut feeling is its too expensive for what it offers too. You can play around with the decor and layout and that might help convince people there is enough space but only if the price is fair.

    Even the master bedroom looks tiny with only one side table and bed up against radiator. Not even a small cafe style table for eating? Microwave very high up! And do you have outside space as you are ground floor?

    I'd suggest taking it off the market, doing a few changes if you like and then 'relaunching' in 6 weeks or so for the Spring 'rush' with very careful thought on price (if you need to move you may need a slightly painful solution - can you chuck extra at your mortgage, save hard or absorb the hit in some other way?). Would your agent allow a relaunch without charging more perhaps?
