To echo a comment on here about photos, we were in a similar situation 2 years ago - house had been on the market for about 8 months without even a sniff except we were on a commission basis with the EA.
We already thought the house was overpriced at first, even thought the EA insisted on testing the market. First of all we dropped the price and had a couple of viewings but then we thought the photos taken the previous winter needed to be updated as we were now in summer.
Finally, we had originally advertised the house as 5 bedroomed (2 bedrooms in the attic space) but we re-advertised it as "4 bedroomed with attic study" because we figured that our 5 bedroomed house wouldn't show up on a search for 3 or 4 bed houses. I know this last point doesn't apply to you but it might help with the description aspect.
Anyway, we sold soon after.0 -
As other s have said, I suspect that price is a problem.
I think that redecorating so that it is lihter and more neutral would help, also dress the 2nd bedroom as a bedroom. looking at the pictures I questioned whether there was actually enough space for even a single bed in there, and the flor plan doesn't help.
being on the ground floor with a view over the car park is going to put some people off - I would hate the lack of privacy, and it also means that unlike other flats which have sold in the block there is no view of the vcanal and any flood risk is greater.
It also appears that the flat is smaller that the others in the block which did sell last year, so I don't think that you can realistically look at those sold prices as comparables to yours.
This one http://www.rightmove.co.uk/house-prices/detailMatching.html?prop=58816172&sale=88700883&country=england sold recently for £95 and although the rooms are awkwardly shaped, it looks larger than yours and doesn't have the diasadvantage of being on the ground floor..
I think realiostically yours is overpiced,.
If you can't afford to drop the price would taking in a lodger to allow you to overpay on the mortage be an option? All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
You need a girlfriend or a stereotypically artistic gay lover to help you turn the man cave into an attractive liveable space: cushions, throws, flowers, a few photos. But first get rid of the ghastly wallpaper. And make the kitchen look as though someone actually cooks in it.
And as everyone else says, you almost certainly need to drop the price.0 -
It's a very well presented flat and the wallpaper isn't an issue as far as I'm concerned. Neat and tidy, modern and so on. Unfortunately this brings the inevitable conclusion...Price. And I don't think £5k will cut it. You need to attract the buyers who can't afford 90k, the ones that currently consider this out of their price range.0

Thank you all.
For now how about reducing by £5K and possibly removing second bedroom picture? Reason being there is literally nowhere else that stuff can go.
Also for the record I have bought a new sofa!0 -
The living space is absolutely miniscule for a 2 bedroom flat. The blurb says there's space in the kitchen for a washing machine but I can't see where? I can't see any inbuilt cupboards or storage space so I'm wondering where you keep things like the hoover and ironing board?
I think a lot of people looking for 2 bedrooms will immediately rule it out because of the size.
Maybe marketing it as a one bedroom flat with a study would open it up to a different market?0 -
Please paint over that hideous wallpaper lol0

maybe it's mismarketed; it's not 2 bed but 1 with study. 41sqm is very tiny otherwise.
Agree it could do with a lick of paint to make it neutral.
Price needs to be dropped, GR (£200/year) and Service Charge (£466/year) seem high!EU expat working in London0 -
Removing the pic of that room will raise more questions than it quells. For now how about reducing by £5K and possibly removing second bedroom picture? Reason being there is literally nowhere else that stuff can go.
And, yes, there are other places for the stuff - storage companies... Isn't there a wardrobe in the main bedroom...?
Then get the photos updated. Also for the record I have bought a new sofa!0 -
