Unfortunately your flat has 2 problems, which unlike the dirty fridge, tired sofa, hideous wallpaper and excessive price can not be fixed - it's a poor design and tinyIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Chin up, it's easily fixable.
• get rid of the dark wallpaper. Replace with a tasteful painted feature wall (you need some colour in there if you're taking down the wallpaper).
• replace the sofa (as you've mentioned)
• get rid of the superhero posters
• get some colour in the kitchen e.g. coloured microwave, toaster etc. It looks bland
• get a small dining table with two chairs
• get to Ikea and get rid of the black coffee table
• get some coloured curtains. Black blinds look like an office
• consider changing your black computer desk as well
• put a couple of nice pictures on the walls
and then when you've done all that, get some WIDE ANGLE photos. If you have a decent camera on your phone even this would do: https://www.amazon.co.uk/Aukey-Wide-angle-fr-pl-wd03-S7-iPhone-Samsung/dp/B01MFEWJI2/ref=sr_1_16?ie=UTF8&qid=1484664748&sr=8-16&keywords=aukey+wide+angle+lens+iphone
And Photoshop them afterwards so they look LIGHT and not gloomy.
Sunny outside shots would help too.0 -

Just accepting that it is over-priced would be less stress.0 -

to be fair, it's only tiny as a 2 bed
there are plenty of 1 beds that size0 -
What appears to be a larger and better arranged flat in the same block sold for £95K recently.

That one's always gonna be a hard sell. 441 SQ ft for a 2 bed is silly. As is a lounge/diner/kitchen in just 13'7 by 12'7. Really it needs remodelling to put the kitchen where bedroom 2 and the hallway is.
I'd drop the price to £80K."Real knowledge is to know the extent of one's ignorance" - Confucius0 -
