    OP - take a look at those interior pics, and play "guess the demographic". Then think about what that means for what it'll be like once all that furniture's out. THAT's what we mean...

    GR (£200/year) and Service Charge (£466/year) seem high!

    And there was I thinking how reasonable they were (250/1200 here - and I've lived in worse)

    For me, it's the size of the lounge/kitchen that's the killer.

    a 2nd bedroom squashed, at the expense of the lounge space, into 41sm is the kind of trick that they pull in Chelsea to add 200 grand to the value of a one bed.

    Out in the sticks it's, unfortunately, not a deal maker, but a breaker.

    In a rising market (bubble) with cheap credit a plenty, people buy anything they can for the HPI gains, which they think are "locked in", but when the market/sentiment turns people become a lot more choosy and tend to overlook the very average stuff, which is unfortunately a lot of the UK housing stock. Try 80k for a viewing or two, but it will probably sell for less. Before BTL got tricky a landlord would have probably snapped this up?

    OP - there's a typo in the price: I think it should read £79,950. Someone's put the 7 and the 9 the wrong way round in the ad.....

    Sort that out and you should get a few punters in through the door.
  • Plenty of good advice so far.

    For me the issue would be size. It really isn't a two-bed flat in any practical sense. That second bedroom is tiny and added to that the view out the window is of parking spaces right outside. You couldn't use it as a bedroom at all without curtains being closed all the time, even if you could fit a bed in there. So it should really be marketed as a one bedroom plus study/boxroom, and priced accordingly.

    Added to which, where do you eat? No dining table or room for one if you have a sofa, coffee table and TV stand as you do in the photos. Do you just have to eat off your knees on the sofa every night? If so you're limiting your buyers to people who don't mind doing that - whatever demographic that might be.

    The garden photos are also very confusing. The shot with the canal almost suggests there are little private gardens to the ground floor flats. The photo of a garden suggests communal because of the sign. The advert doesn't mention a garden - communal or private - whatsoever. I would assume that meant there wasn't a garden because this would be noted as a selling point in the text if there was one, but I'd also start to think the seller was trying to trick me into thinking there was one by the photos. Some clarity in the text would help here. Simply state there is access to a communal ground floor garden (or whatever is the case) then you don't look like you're being cagey.
  • I think its worth about 80k and with real brexit just announced things will get tougher i would cut your losses while u can.

    It appeals to a FTB single person and if the average income there in 18k *4 mortgage you can see the problem

    There are good and bad EAs. Some will be better at 'visually selling' your house than others.
