    The tall cupboard in front of the curtains would put me off. It would make me think that the room was small and a peculiar shape for furniture because obviously no one would put that cupboard there unless they had to. The boiler is also off putting at that height in that room.

    No, that's just my rubbish interior design, room is a good size and rectangular, just not sure where else to put it!!

    I'm in N.Bristol and the market is extremely slow at the moment.

    I think your expectation for something to happen in two weeks during August was pretty unrealistic.

    Another consideration of the location is that you are almost under the airport flight path - that might make it more difficult.

    I can't see anything that would put me off if looking at that price in that area for that sort of thing.

    It would be nice to have an idea how large the parking area is, there isn't much idea of scale in the photo but a google earth drive by would answer that question if I was tempted to view.

    Anyway re the boiler in the dining room... now this may be a daft suggestion, and others my dismiss it, but if you don't ask, you don't get....

    So..... what if you bought an inexpensive cupboard around the height and depth of the boiler, took the back off it and placed it like a surround for the boiler? I realise the pipes will still be visible, but it might be a quick and easy solution if you get the measurements right!

    Just a thought.

    This is really helpful, thanks. The sofa is one unit, it's a corner sofa so not quite sure where I can move that to but I can switch the other things around no problem.

    Yes, I've only just been able to download the picture. Can't do much about the position of the sofa but can swap the other things around no problem.
