Will be repeating points, but just to give my opinion.
1. Front is very plain. Next door has hanging baskets which at least injects a bit of love into the place.
2. I wouldn't call a master bedroom of 8'3 x 14'1 large. I'd really say 8' and over can get away with being called a double. The 14' is good though.
3. Really dislike the wallpaper in the lounge. It looks a bit dated (sorry!). Really like the other colour, but it needs lifting with something fresh, not brown. As above, is that a fireplace? Furniture placement is pretty bad. It's like you've moved everything to the edges of the room to do a keep fit video or something (sorry again!).
4. The boiler would put me off, but wouldn't stop me buying. I would be niggled that I'd have to get someone in to do that. tbh, I think it's worth the small amount someone would charge to get that done. It will need ventilation, but def get it boxed in and painted.
5. Kitchen - wouldn't choose the cupboards, but wouldn't change them. They appeal to most. Don't like the black items and decor, but again that's just my taste.
6. Def move that cot to the box room and get a bed back in.
7. Bathroom - fine, if a little clinical.
8. Garden - okay, it is what it is. I don't have kids and would love it. It's quirky. Paint the shed - and possibly the two fences. Three different colour woods staring me in the face. I am a bit OCD so it upsets the flow in my head lol! Looks like weeds and odd bits of slabs or brick or something in front of it. Def get that looking neat, and put flowers in the pots, not just green leafy plants.
Okay, that really is me being super-picky. If there's not much on the market, you should be fine. But if there are other choices, yours might not be the first to go.
August is dead so don't worry about that, things should pick up in Sept.

EA thought it was a good idea, I'm not convinced....
It makes me wonder what else is being lied about? The reception rooms. Bedroom 2 doesn't look like a double. The third bedroom doesn't even have a picture, unless I'm missing something?
It's a nice enough house OP, but there's a 3 bed round the corner for £25k less that only needs a little work.0 -

TBF, it's not as if the exact location's being lied about (there's a map), and it's not as if the room sizes are being lied about (there's a floorplan and measurements).0

Like others the thing that immediately jumped out was the boiler. Plus that's an awfully dark colour for a conservatory. Something lighter would also help it look bigger.
As a buyer, I'd be wondering how many coats of paint I'd have to put on to cover it up. We painted our sunroom the wrong colour green (sort of minty on the can, it looked like a public convenience when up), it was fairly light, but it took 7 coats of paint to bring it up to cream.Make £2025 in 2025

Your photos are letting things down. Presumably you took them yourself if you're with an online agent?

Take your outside shots when it's sunny! And you front picture makes next door look really close - take it more to the left and you won't get them in the shot.
Remember to take photos at the height of your light switches. Normal height means you look down into the room, again making them smaller.
No need to redecorate anything in my opinion - just lightening your shots would help.0 -

Agree with this bit - it wouldn't make me wonder what else was being 'stretched' (rather than 'lied'), but I would think the EA was being sneaky. They often have that reputation anyway so there's really no need for them to clarify it!
Change the location too. Definitely. I'm in North Chingford (London) and get very niggled when houses half a mile down are sold as 'North Chingford' when they're quite clearly not! I always think they're trying to dupe buyers who don't know the area that well.

Having said that, the house itself looks clean, tidy and decently presented.
That would put me off too. Even boxed in there'd still be a big cupboard in the dining room! Not cheap or easy to move either I'd imagine.0
