  • It looks fine to me, although I agree about the boiler in the living room being a no-no. But since you haven't even had any viewings, hard to say if it is putting people off, but it might be.The cost of moving it would probably not be recouped when you sell, but if it is deterring potential buyers from even viewing, then maybe it would be worth it.

    The only other thing I noticed was that you have quite strong colour schemes - all the selling advice we received from multiple EAs was that neutral colours (and removing as much personal stuff as you can for the vewings) work best, enabling people to image themselves in the house. But we were also advised not to spend too much/any money tidying it up, just to de-clutter and keep tidy. I would add clean up scuff marks, repair any obviously broken fittings etc. and maybe a lick of paint if something is really shabby. But people tend to want to make their own mark on a house so not spending too much money on 'tarting up' makes sense.

    At the end of the day I think everyone who says the market will pick up once kids are back at school, is right - same advice we were given. Good luck!

    Looks like you were right to go for presentation rather than a price drop as your first strategy and were probably just stuck in the dead zone timing wise for a few weeks.
  • How bad was the original advert?

    I would definitely have viewed based on how the advert is showing now if it was within my budget and was local to me.
