    Pics look much better, but I would remove the chair from the bedroom with the cot and put the lights on in all the rooms.

    My flat has been on the market since March, only 1 viewing turned up, time to change estate agents I think....

    Quite annoyed, I put it on the market after having two agents confirm my levels were realistic. No chain and no interest for viewings since May.

    Did you do the usual checking of sold prices in your area? How did that look?

    Identical house 4 doors down sold for £170k in June last year. Need to add on for the conservatory and block paved drive, but still looking over priced. Unless the Bristol market is increasing like London. But the house round the corner at £190k says not.

    This 2 bed
    achieved £170k in September - ceiling price for the street according to all data searchable by any prospective buyer. Can't find anything for the £208k property OP talks of.

    and this is the highest priced house I can find on the estate - £175k in January

    I don't know the area, but everything I can find points to it being over priced.
