Conservatory looks like a lovely room now
Tempted to do something with the empty space in the kitchen. Much prefer the lounge, but would angle the telly a bit.

Get the room measurements put in metric. Anyone in their 20s or 30s is going to have been brought up thinking in metres and converting feet and inches is painful.student100 hasn't been a student since 2007...0

It says 3 bedroom, but only two are shown. A buyer might think that one is very small or has some other disadvantage and this is why it is not shown? Better views of the garden would help - perhaps one from the end back to the house? Other than that it is well presented. We used Purple bricks and added in some of our own photos to those taken by their agent.Debt September 2020 BIG FAT ZERO!
Now mortgage free, sort of retired, reducing and reusing and putting money away for grandchildren...0 -

Where have you hidden the rest of the lounge furniture lol?
I just wonder if it would be better to put your dining table in the dining area and make your conservatory a playroom/hobby room. As well as making the kitchen diner look great rather than have people wondering why it isn't used, I think more informal use of the conservatory might not make the boiler stand out as much as it does with the formal layout. The conservatory then becomes a full extra room not overflow eating space.
These are just my thoughts as I think for showing you have to use spaces for the most conventional uses and which show defined rooms for defined things even if it doesn't work best for you with a baby.
This is minor but the dressing table half across the window in the main bedroom does crowd the room in a bit and make it look smaller. Is there anyway you can move or manage without that?

Thank you. The only thing that's gone from the lounge is the cabinet which is now in the kitchen.
Good idea about moving the table and then making the conservatory into a play area.
I know what you mean about the dressing table but there isn't anywhere else to put it and I can't manage without it, can't go to work without hair and makeup done and, as you can see, the bathroom isn't really ideal for that.
Bedroom 3 is still on the list, hopefully tomorrow otherwise it'll be next weekend.0
