I'm in N.Bristol and the market is extremely slow at the moment.

I think your expectation for something to happen in two weeks during August was pretty unrealistic.

Another consideration of the location is that you are almost under the airport flight path - that might make it more difficult.

It is close but surprisingly quiet, we're in a bit of a valley so I think the noise is muffled. Can only really hear the planes if all the windows are open and everything is really quiet.

I can't see anything that would put me off if looking at that price in that area for that sort of thing.

It would be nice to have an idea how large the parking area is, there isn't much idea of scale in the photo but a google earth drive by would answer that question if I was tempted to view.

Big enough for 2/3 cars. It's on my list of things to add to the advert. Thank you.

Wish you the very best OP, you certainly are doing your best now!

Anyway re the boiler in the dining room... now this may be a daft suggestion, and others my dismiss it, but if you don't ask, you don't get....

So..... what if you bought an inexpensive cupboard around the height and depth of the boiler, took the back off it and placed it like a surround for the boiler? I realise the pipes will still be visible, but it might be a quick and easy solution if you get the measurements right!

    Just a thought.

Thank you very much. Sounds like a good idea to me!

When I click on "see more properties like this one" it's shows me this...
    http://www.rightmove.co.uk/property-for-sale/property-41693457.html
Which is very similar to yours but 25k cheaper

Yes that other one is definitely more appealing.

I apologise to the OP, but you did ask...

I don't like much about your house at all. Not keen on the colours in the decor, (browns/beiges/black and grey kitchen!) or the boiler in the lounge, or the bland bathroom with a plastic bath, or the almost 100% brick front garden, or the unappealing back garden; also, the rooms look pokey, and it seems way over-priced. Are properties usually that expensive in Bristol? And if so, why? There are some parts of the UK where you could get a gorgeous 4 bed detached for £220K.

I know some people on here say they like it, but I wouldn't give it a second glance. Not even it was dropped by £50K.

    Sorry.
    You didn't, did you? :rotfl::rotfl:

Just realised I looked at the picture wrong before. I can swap the cabinet with the tv but can't move the cabinet to the wall in front of where the tv currently is as there's a door there. I could move the cabinet to the dining area of the kitchen as I have no other furniture there.

And where I live you would be lucky to get a studio for £220K.

I haven't read the whole thread, so sorry if I'm repeating something already said.

I'm sure that it being a slow time generally will be a large part of not having viewings.

At the same time... I'm wondering about your estate agent. Why would they recommend a market price then recommend dropping it so soon? Don't they believe in their own selling ability?

Their description is dull and doesn't grab me, especially the beginning which should be cramming in all the best features. Compare how they start:

    The Property
Spacious accommodation ideal for your family Accommodation comprising entrance hall, lounge, kitchen and conservatory. The first floor offers three bedrooms and a family bathroom. The exterior of the property offers a private garden to the rear and ample parking to the front.

With this (one of the "see properties like this one")

    SUMMARY
Connells Southville are delighted to offer for sale this spacious and well maintained semi detached home in WITHYWOOD. Boasting two reception rooms, kitchen, three bedrooms, bathroom, a large rear garden and being in lovely condition throughout.***NO CHAIN***

I'm wondering how you chose this agent. Did you feel they did a great job of marketing themselves and their selling ability to you?

Do you feel they're pushing the property as much as they can, not just relying on someone seeing it on rightmove? For example, have they phoned everyone on their database who might possibly be interested? Is it in their window? Do you have a for sale sign up?

On another note, you asked what you might do to make the property look more appealing, and my suggestion would be some COLOUR other than black, white and brown. I'm sure it has plenty of appeal in real life, but you need to get that across in the photos. I know it's good to keep things neutral so people can imagine themselves in it, but at the moment I think a few decorative accessories would actually make it look more comfortable to live in. Especially since the agent seems to be marketing it as suitable for a "growing family". An indoor pot plant, some flowers, a bowl of fruit are allowed. And definitely some flowers in pots at the front.

Thank you for commenting. We chose the agent because they came recommended and said they could offer a lot. So far I've been disappointed. We do have a For Sale board up but I think that's about it.

Funnily enough, I do have lots of decorative things around, cushions, plants etc and there's always a bowl of fruit in the kitchen but these don't appear to be visible on any of the photos. Redoing the photos in the whole house and garden is my project for the weekend so I'll make sure it looks more homely.

I can also do blue arrows as well and also flames for the fire:D
