That country is in Middle East and yes they put phrases in the offer that anyone who said something wrong could be sued and has to pay a huge penalty (up to 10% of the purchase price).
Honestly, I have to agree that ok these are the rules of this country and I have to obey like many other ridiculous rules and laws in this country. But on a logical level, telling lie to get an offer is a fraud and I can see it can be sued in many other areas such as banking, finance, etc. They wasted our time, energy and money. We asked them in writing that it should be chain free and I found out about it in the last stages. If it cannot be sued, I really made many wrong assumption for this country.

Buying a property is not the only reason to immigrate to another country and Britons (although I am officially a briton now) are better to learn about other countries and try to get the good things from them instead of being arrogant and unhelpful.
Good is an objective word and one which i would rarely use associating it with the middle east.
And thats brits for you!
No property isnt a good enough reason to immigrate somewhere. But generally its a preferential lifestyle that your looking for (ie looking a for a life better than the one you had)0 -

Were you served notice or did you hand in yours? Shouldn't really until exchange. In this country, we have the right to walk away until we've exchanged with no penalty (obviously apart from expenses). That goes for the seller or the buyer.
Someone tried doing it to me once close to exchange so I told them I'd pull out if they didn't move out like they said. Obviously don't make empty threats though - if you're prepared to do that, do it. You will lose all you've paid.

There are good and bad points about any country like paying huge taxes for nothing in this welfare estate, etc. I immigrated based on my personal weighing. I've paid huge taxes to fund other people lives and I know there are good points about many countries in the middle east. for your information many american and britons are working now in UAE to enjoy a safer country with zero taxes. It's frustrating, but even if the seller hadn't been part of a chain something else could have come up to delay the sale. There's really nothing you can do now but wait. Do you have family or friends you can stay with?did not have other option. I would not do it was able to do so.0
