Sue the Lying Seller

Hi,
We placed an offer on a property because it was chain free. I am a first time buyer and renting a place so I could risk waiting for the chain. Agency confirmed that there is no forward chain and I placed an offer subject to the fact that it is chain free.
Now just before exchange of contract it turns out that the property is not chain free and the seller needs the money to purchase another property. At first they told me that they have already bought the other property and they just wait for me but now due to the chain they cannot complete the purchase and so they cannot exchange the contract!
It is very frustrating for me. I would not have placed an offer had I known it was not chain free. Can I now sue them for dishonesty, misleading information and the fact that the we placed an offer based on this condition?
Thanks

it is very unfair that they told us lie and we placed an offer based on their lie and now they can play with us???? Honestly, this country rules are ridiculous. I come from a country where you can ask for a huge compensation in similar situation.0

Feel free to purchase in that country. As you haven't exchanged you can walk away
Out of curiosity which country is that? As I doubt you get compensation for 'lying' - but i'm happy to find out for myself.
At the minute you have no contract, so it makes no difference who says what, it's what you sign that counts.0 -

Have you considered they didnt lie?
Maybe they put an offer on a house and it was accpeted for their seller to take it off the market?
Or maybe they where considering renting whilst buying their new hosue but have maybe realised that renatls are not as nice or more expensive than they initially thought, or cant find something shorter than 6 months tenancies.
If youre after suing someone over this i foresee you having a torrid time buying a house.0 -
But you said in your first post that you're a first time buyer and can wait for the chain anyway.
Is it really such a big deal that you've got to wait a bit longer?0 -

There seem to be so many of these countries where things are so much better (although we rarely discover exactly which countries they are), yet all of the people who post about them seem to be living in the UK - curious isn't it?0 -
That country is in Middle East and yes they put phrases in the offer that anyone who said something wrong could be sued and has to pay a huge penalty (up to 10% of the purchase price).
Honestly, I have to agree that ok these are the rules of this country and I have to obey like many other ridiculous rules and laws in this country. But on a logical level, telling lie to get an offer is a fraud and I can see it can be sued in many other areas such as banking, finance, etc. They wasted our time, energy and money. We asked them in writing that it should be chain free and I found out about it in the last stages. If it cannot be sued, I really made many wrong assumption for this country.0 -

Buying a property is not the only reason to immigrate to another country and Britons (although I am officially a briton now) are better to learn about other countries and try to get the good things from them instead of being arrogant and unhelpful.0 -
