    Sorry been awol, health not good atm, so now off work and been told to rest easy.

    Events have came on leaps and bounds as I thought they would. Great news all round.

    How did you like the newer build compared with the bungalow?

    I would ask how old the heating system is as may cost a penny or two to replace.
    Also notice the radiators are singles (just like mine atm, but on my list to replace
    to doubles, which will cost me 4 figures - on my to do list).

    Windows - again - how old? and lastly just a bit up updating, eg artex on ceilings,
    you may like that but the seller won't know. - cheeky I know.

    Lastly, I don't want to influence you in any way as you know what you are offering,
    but may be of interest to have someone else's thought on what they would offer,
    I would go for 163,920 (and no, i'm not the seller :rotfl:) These figures have the date you could buy 6th March(3) year 2019, 632019 :D

    I'm sure they will come back with what they will accept.

    I know, I,m crazy, but worked for me clearing my mortgage :j

    I haven't seen the newer of this week's houses, off to see that in the morning as a comparison but compared to the houses I saw the other week I definitely prefer it. I don't have the "this is the one" rose tinted view but would be happy to live there.
    I will ask about heating and windows, they aren't on my list.
    I like the idea odd the amount, depending on if the estate agent knows what the bottom price they will accept is, I plan to start around 161,500, 5% below the max I am prepared to pay. I am going to price up the roof, bathroom and add to £1k for each room to be decorated and use that to put forward with my offer...assuming I still like it when I go back in!

    Took Mr AJM with me for 2nd viewing so I could get another opinion. If it was move in condition he may be warmer to it and has suggested I look at other things around the same price so I can see value of things. However he has helped confirm there will be a lot of work to do to get it how I would like it and has confirmed that my low offer ideas aren't crazy. When I left the first time I had debated £155k he thinks it should be £150k as a starting figure.
    I think I quite like the idea of having to do everything (eventually). Unsure whether to put in an initial very cheeky offer and leave it, estate agent confirmed there have been no offers in the 9 months it has been on the market.

    Head is a little confused.


    They are leaving the dishwasher and that is it, however the house Mr AJM likes are leaving a lot more so I can probably take ours.

    We have both put offers in on and we are now playing the waiting game... Mr AJM's offer is closer to the asking price so he may not have to much bartering to do, mine is £20k below the offers over price and £25k below the valuation! I don't expect it to be accepted but it will be interesting to see what they come back with. I have decided on my upper limit so I just need to hold my nerve.

    Neither of us have heard anything yet. It will be typical that it all starts moving on Monday as I am away for the week. I am going to leave anything that might be needed for ID with Mr AJM and hopefully they will let him do things on my behalf.

    I am more than happy with this situation. I have just been doing some research into what other properties on the road have sold for, how many bedrooms they have and the state of decor etc and it seems my cheeky offer may not be so cheeky. I fully expect them to reject my offer but I will be able to explain why it makes sense based on previous sales. I have a bit of wriggle room but now I have seen these figures I certainly don't plan to increase my offer by too much. I may end up eating my words, but it has been on the market for 9 months and my offer is the first so I am hoping to secure it for a good price.


    It was good to see the newer property this morning. I nearly got swayed by it downstairs but only because it is in move in condition. The upstairs and kitchen were not workable for me and I reminded myself that I can do these finishes in the bungalow. I spent most of the time talking to the estate agent about the bungalow!
