  • We looked at new builds last year before deciding on an older property. In our area , the new build's locations were never quite right, and although being shiny and gorgeous, the rooms were small. some just corridor type. They were the 3 beds ones.

    We waited until we had positive viewing before we looked at the one we bought. thankfully the offer came the following day after a 2nd viewing. Now 9months on, living in a half done house is wearing thin and I wish we spent a bit more to get a more updated property.

    Thanks for your reply. I am going to go over the next couple of days back to the property I saw yesterday and also a rather lovely new build that is a little more expensive but comes with everything. I am going along with my bed measurements and a rough idea of table/chair and sofa measurements to get a better idea of how much room there will actually be. I don't think there are any other new build companies I like so this will at least let me see if new is an option. I must admit I have got used to it in this one but also like the idea of taking the time to make a property my own. As you say until we have viewings and feedback it is difficult to look at older properties and isn't fair on the sellers.

    I have my first proper house viewing tomorrow night, an older style property in an area I really like, also waiting back to confirm a viewing on another. The home report has been finalised for our place, just waiting for them to finish the property schedule for here and then we should officially be on the market. I still have a couple of new builds I want to see or go back and revisit but checking the property websites regularly now, when I get a chance I will go and register with the estate agents, although I am quite particular with my non-negotiables so they might tell me to get lost :rotfl:

    I'm not sure on tonight's house which probably means it isn't right for me. I wish they wouldn't take photos with lenses that make a space look huge or from an angle that gives the idea of more space when there isn't. There is nothing wrong with the house but it seems a little small, maybe my head is struggling to get around downsizing but when I have come back the measurements of some of the rooms are smaller than I had realised. I know it may take a while for me to find somewhere and I can't expect the first property to be right. I have a viewing of another place on Thursday evening so going to check the sizes in my head before I go. Tonight's one I wouldn't need to do a thing but it is at the top of what I would ideally like to pay, Thursday's I would redecorate as it is a little dated and might even look at some internal rejigging, there is definitely room to add my touch to it.

    Our house went on the market tonight and today a house has come on the market that I am very interested in. It is not where I ideally would like to live but it is very close to work and is an amazing deal. I am going to try and get a viewing and see where we go from there.

    One tip .. if you have an organsised mind is to draw the rooms on graph paper and draw to scale bits of furniture. Now I've never got my head round being so neat tidy and organised but I once worked with a chap who did this and planned out his entire new house before moving in. He then began work on the office in similar vein as we were moving to a different floor. To organised for haphazard me but it might help you visualise how much space there would be in the rooms and around furniture?
    Made it to mortgage free but what a muddle that became

    In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!

    I have already thought about doing this!


    Today's house viewing was promising and I will probably put a note of interest in. While it is kind of in a liveable state it hasn't been lived in for a while so smells musty and there is a lot I would do to it to modernise it a little. I have another property I want to look at and am keeping an eye on the market daily. Time will tell how things go.

    Took me 9 months working every spare moment, doning a lot of the work myself with friends and family helping, then moved in.
    Always have 00.00 at the end of your mortgage and one day it will all be 0's :dance:

    Sounds viewing went well today. Updating property takes some time, but as long as you enjoy the experience then go for it.

    Took me 9 months working every spare moment, doning a lot of the work myself with friends and family helping, then moved in.

    A good clean up before moving in would hopefully mean living in it straight away as it is liveable and all cosmetic. Bathroom and master bedroom first! I have never done anything apart from redecoration to a property, other than maybe opening up the kitchen diner and reconfiguring the bathroom to include a bath it is fine.
