End of month financials done ready for the money shuffle tomorrow. I have a new plan with my account tidying for next month, each time I tidy my current account I am going to transfer it to my credit card. I have a large amount to clear this month which has been budgetted for but doing this should give me some more money in the long run. I am quite busy with work which should mean less time to spend money. There are a couple of large purchases I would like, it is my birthday next month (a big one) so I might ask for money towards these.
2nd house valuation this morning, it will be interesting to see how it and the company compare to Tuesday's as we were both impressed with that. We should have decided who we want to go with tomorrow so we can book in for the house report and the details to be drawn up.MFW 2025 No. 7 £1530/£2700

Today had already had a lot of money moving in my accounts :j
Thanks to a council tax free month our OP to the mortgage is £700 this month. I am also have a month free on an insurance policy I have so I have sent £9.68 to my credit card. I also have some money to tidy from my current account for the end of January but need to wait for a couple of things to come out so this will be done over the weekend.
Final house valuation today. I wasn't impressed with yesterday's one, the fees are higher, the early valuation lower but more importantly I felt he was quite a negative person initially and I was having to really sell our house to him. He suggested the selling price should be what we said we wanted for it whereas Tuesday's estate agent said £10-20k over that. We know the home report will come back with whatever the realistic figure is and will market it for this but all in all I just didn't get a good vibe from this guy. Brilliant vibe from today's estate agent who did a valuation based on what the home report is likely to say rather than a figure that may change. I was very impressed with him and even from a call with the office last week I think this is a company I would like to work with. We haven't told them the true reason for selling but all the things I have told them are completely valid. I think we may need to once Mr AJM starts looking and I am not with him. If I could have a smaller house on this plot of land I would definitely stay here as I love the position and we are not overlooked with amazing views, it is just too big. The guy today even said the tough bit will be finding somewhere for us to go. I think it may be a good thing that I wait a little bit as there isn't really anything that takes my fancy at the moment, granted I have only looked online. It seems the house will be on the market a week after we instruct whoever we choose and depending on how long a buyer takes to walk through the door we could be out of here in 12 weeks :eek:MFW 2025 No. 7 £1530/£2700

Erm...I may have found a couple of properties online that I like. I wondered last night if I was looking at properties that were too big so this morning I have made a note of the minimum sizes I could manage from this house and the last and am looking at them differently now. I am going to organise a mortgage advisor appointment this week so I have an idea of what they would be prepared to lend me and maybe start looking at some of these properties. I am 40 in 3 weeks so I need to remember this is not likely to be my last property.

£2.01 left in my account at the end of January so it has been tidied across to my credit card.
The mortgage payments have now hit the accounts, not only are we now below £100k for both mortgages, we have also blown the 99s out of the way too. There might be a possibility of us getting below 97k with the next set of payments. This will all help towards giving us both a better deposit when the house sells :jMFW 2025 No. 7 £1530/£2700

Woke at 3.30
I gave up at 4.30, grabbed my laptop and have done some work. Probably not the best idea but hopefully this way I can get away earlier. I seem to be struggling to get things done at work at the moment but for no real reason so going to head in earlier seeing as I am awake and try and get a lot of things done before anyone else gets in. I work a little better with no distractions!

Today has most definitely not been the best. It started with an argument, mostly a misunderstanding as I wanted some help sorting something out but apparently hadn't communicated it very well. Unfortunately it has made me very emotional today and utterly exhausted. After dinner I think it will be a shower and then retire to my room to read and try and gain some inner peace.
I have driven round a few new build estates today, there is a house style I quite like but I can't tell if it is big enough for me. The sizes on the plans work with what I will accept as a minimum but without furniture in them they look very small. Any advice on how I deal with this? I know a king size bed will fit in the master and maybe need to see how a small dining table and sofa suite will work in the living space. There is no rush which is good as I think today there has probably been an element of desperation to know I will have somewhere to go. I have an appointment to see another new build tomorrow which is at the top of my budget. There is an older house that I am keen to see but until our house is actually on the market I'm not sure it is a good idea to go as I can't offer.
I have a brief work meeting tomorrow morning to try and set up links between us and a youth organisation, house viewing and then a massage which is definitely needed. Unsure of my plan for Sunday but a day away from here seems like quite a good idea and probably needed.MFW 2025 No. 7 £1530/£2700
