We have finally had two viewings this week, one on Wednesday and one today. Wednesday was an investor who apparently want to come back next week with her husband, so fingers crossed on that one. Still waiting for feedback from today's viewer. Would be good if they could both come back for a second viewing at the same time....0

An update from me:
Last Sunday we had a viewing - a couple who were about to put their house on the market. They then came on Wednesday for a 2nd viewing.
Yesterday - they made an offer - and we have accepted
Now the rush is on to find a house to buy. The one we fell in love with is already sold so fingers crossed there will be another which we will fall in love with

They put their house on the market on Thursday and had two offers by Saturday. Their buyer is a first time buyer so hopefully we should be in a short chain0 -
Hi All,
I'm wondering about taking my house off the market and/or changing EA.
Been on the market since early Sept (having been advised this was the time to go for it). Have had some viewings, but no second viewings or offers.
This is seriously damaging my plans to relocate & get a new job.
The three EAs I got to value all said house was in "ready-to-move-in" condition and that the location (both immediate locality & general area) was great. There is potential to extend too.
I have reluctantly dropped the price, but only had one viewing since. I know they say "a house is only worth what people will pay for it", but in a quiet market, I don't necessarily agree. My viewers have viewed more expensive places, so they clearly have the budget for mine, they're just not choosing it.
I have a notice period with my agent, plus a tie-in time for viewers they've already introduced. The latter doesn't matter because none of my viewers has been interested (although I now realise I should have had it deleted from the contract).
Now we're getting near Christmas, we're in the last window to sell for Xmas completion dates. I assume an EA gives up marketing a house from the moment the owner gives notice? i.e. doesn't bother to market it during the notice period?
I can see how having a couple of months break is good & the house would be new-to-market when I resume, but is there any point in changing EAs in a quiet market? Would my house be "toxic" for new EAs & they wouldn't be interested?
As an alternative, how much less than market value do these "we buy your house" companies offer?
Beginning to get depressed about this because everyone thought this house would sell itself.0 -
nothing happening from our end...price has dropped by 5% and no viewings for a couple of weeks, can't really drop it much more.
interestingly barratts called us yesterday asking if we would reconsider their part ex offer. If we went down that route, we would need atleast 10% (currently going for H2B so we only need 5%) and they've only offered us 122 for our existing house. It just isn't possible. The plot we like will be ready in a couple of weeks, everything has been done including flooring and kitchen etc. I've made them a counter offer and said we would need atleast 134k plus they would need to pay stamp duty and give us an additional 5%.
Whilst I would love to move, i'm in no real rush now we are getting so close to xmas. I'm 99% certain we won't sell now. Got nothing to lose by asking barratt to up their offer, depends how desperate they are to sell0 -
My Gosh my heart goes out to you all. Allowing someone view your home is a very stressful, tiring process. We did all of this last year and I know the stress. I really hope that you all get sensible buyers soon. TBH I also have to say that I think you are handling it all a lot better than you think. I would of been right and royally fed up if the only criticism was entrance to a road. Sorry but if I loved the house I would of made myself get used to it. Equally I would of know about the road before I wasted everyone's time viewing.
I know what I am about to say sounds easy but things can still happen at this time of the year. Last year we sold out house and where buying another. the first buyer the last week of October hit an issue with their mortgage company who decided last minute not to lend the money. Our EA had the property back on RM on the Friday and it was sold again by the Monday. Everyone wants to be in for Christmas so things can move very very quickly.
Ref taking the house of the market? It is your house and you need to do what ever you think is right. We had an issue with the house we where buying and where told to wait to buy in the Spring as the EA said there was always a glut of new houses. So up to you? Sell now in quieter times with less competition or wait ?
There is no right or wrong answer and buyers buy for lots of different reasons. Hold your nerve and relax this is one of the biggest sales / purchases you will ever make so you need to be happy and if possible enjoy it.

Hedgehog we are in a very similar position and I have been considering taking house off the market soon but the house we want to buy is still for sale so I'm reluctant to pull the plug just yet! Starting to get quite despondent about it.
For what it's worth, with our previous property we gave notice on our EA and went to another. The day before the contract was due to end we had a viewing and subsequent offer. Coincidence maybe but I felt like if anything our EA started making more of an effort when we gave notice because they could see their fee about to disappear!
We have had probably one viewing a week if that for the last few weeks. The feedback we are getting is frustrating. Everyone loves the house but there's no garage, or it's the wrong location, or there are stairs...?! Yes...?!
Also found out that the people we had an offer from originally have now sold their place, but we haven't heard back from them... think they must have lost interest.:(0
