Cath_Ster - thank you for your point about staying on the market while the property you want is still on the market - good point.
Thanks too for mentioning the time your EA got you a viewing & offer after you gave notice.
As for feedback - urgh! Don't people do their research before booking viewings? I've had the "stairs" one too - well, yes, it's a house. How else do you get upstairs? The silliest one was that she didn't like having to come past other houses because she felt overlooked - but coming past the others means you're not overlooked once you're here whereas the other houses have people walking/driving past all the time.
I don't think some buyers have any imagination or realise that no property will ever meet their requirements 100% so they need to decide their priorities.

At the minute though I've seriously had enough of it all!!! If it's not the no shows it's the feedback like the street comment we had. I wouldn't mind though but he was apparently an investor?? Which wouldn't surprise me if he was planted by the EA as we're getting rid of them soon as they are next to useless. Then our other EA want us to drop the price to a silly amount as they have an investor who is willing to buy, which I'm sure he is for the amount they've discussed with me!!! It's as if they just want to get us off their books0

Our tenant is making viewings difficult even though it was a condition of releasing them early from their contract. Anyho, they'll be out in a few days. 6 booked viewings that they had agreed to had to be cancelled as they insisted on being home/ around during viewings and claimed they weren't then free the weekend they said they'll be!
Arghhh! Breathe...

Now we're getting near Christmas, we're in the last window to sell for Xmas completion dates. I assume an EA gives up marketing a house from the moment the owner gives notice? i.e. doesn't bother to market it during the notice period?
I can see how having a couple of months break is good & the house would be new-to-market when I resume, but is there any point in changing EAs in a quiet market? Would my house be "toxic" for new EAs & they wouldn't be interested?
As an alternative, how much less than market value do these "we buy your house" companies offer?
Beginning to get depressed about this because everyone thought this house would sell itself.
The we buy any house type companies will make you a low offer and then will guzunder you just before exchange. They're terrible for it.0 -
Well, we've been on the market 3 weeks today (no time at all when compared to some of you i'm sure), but have only had one viewing the first weekend it was listed. In this time we've missed out on a couple of the options that we've had on the new builds, although we do still have a number of possibilities left. We've also been getting a good hit rate on Rightmove, with our graph saying we've had around 1100 views over that time. We're still getting over 20 hits a day, but its not being converted into physical viewings which is frustrating.
We had a good chat with the EA yesterday who is disappointed with the take up for the level of viewings its had online (he's not he only one!). Based on our chat it appears that most of the people he has spoken to have picked out the main road its situated on being the biggest hurdle for them, which obviously is well out of our control, but we do understand the concern. It's not a fast road (30mph) but is a main road into the city centre. When inside the house the traffic noise is minimal, and even in the garden the house provides a good buffer so it's not intrusive....but of course, that makes no difference if people won't even view!
Based on that, we've dropped the price around 5%. This is probably all we can afford to do if we want to move to the one option we've found as our first choice though, so it'll be at this level for the remainder of our 12 week minimum term with the EA. That will take us to mid-Jan, so covers us over the Xmas period. After this we'll probably look at taking it off the market for a month and re-list with another EA in Feb if our choices are still there.

We put our mid terrace on the market through purple bricks on the 1st of October. We had a flurry of viewings within the first two weeks. We had an offer which was too low and then another offer two days ago of the full asking price minus £1000 which was great!
Unfortunately, two days later, my estate agent rang to say the buyer had to pull out due to job uncertainty which he had just found out about that day. Apparently he was gutted as he really wanted to buy the house, I was also gutted
We had another viewer who wants it for a by to let, they are a cash buyer and they came back for a second view last week.
I can't understand them as they say they like it and are interested and will make an offer soon, this was two days ago! make an offer now lol!
It all seems a bit too lighthearted, if I wanted to buy a property and wanted to make sure it wasn't bought by anyone else, as soon as I had my mind made up, I would be putting an offer in, I just don't get their lackadaisical attitude.
Felt very down as we had seen our dream house and put an offer in and had it accepted, the same day we accepted our buyers offer. We then had to ring them up and retract our bid as it wasn't fair to keep her hanging on while we find another buyer.
Thing is, her house is stunning and will be bought I suspect by the very next person to see it. We saw it first as we went to scout it out that evening for noise levels and general busyness of the road etc and she pulled up in her car as we were loitering outside trying to peek in the windows lol. She allowed us to view it on the same day it went on the market.

We also have a noisy neighbour next door and I am terrified they will start playing loud music when the buyers are here as you can actually hear it through the walls, scary times.
Also, regarding viewer totals, on Zoopla, we have 740 overall with 390 in the last 30 days, thats a good sign I think? but if so, does that mean because we only had ten viewings, that 730 of them hated it lol!Stopped smoking Jan 2007 after 23 years!Cigarettes NOT smoked = 240,945Smoke free days = 11 Years :TCash saved so far = £125,45,110 -
I'm hoping it's not a direct correlation otherwise ours is even worse! Around 1100 views on Rightmove in 3 weeks, yet only one physical viewing.0

Update:
Had another offer for ours today, its on at £85,000, its a middle terrace and had a previous offer that fell through at £84,000 last week.
Just had an offer from buy to let people for £79000, feel disheartened, rejected it outright as hubby thinks its way too low.
