    Using the last two houses I've sold as an example:

    House 1 - Zoopla estimate: £727,000. Sold Price: £810,000.

    House 2 - Zoopla estimate: £1,205,000. Sold price: £920,000.

    That's the estimated value Zoopla give on their site for the exact house that I have sold.

    I had assumed that you were referring to Zoopla's property valuation tool, where they use algorithms to estimate the value of a property.
  • We've got out 6th viewing of our house right now, and a 7th booked in on Saturday.

    Been on the market since 15th July now, we've had two second viewings from the 6 that have seen the property.

    One couple had an offer accepted on another house which was a shame, the other second viewing put an offer in which was £12 k below the guide price.

    We are willing to make a deal, but not for that.
    In context we are selling a mid terrace 3 bed house in North Bristol, listed at £210,000, offer was for £198,000
    We would have £62,000 equity if we sold at list price, but only £50k at that offer, which is not enough to pay all the fees and leave a good deposit on the type of house we want.

    We are listed at the average price for sold properties (in 2016) of our type and standard in the local area so I am under no disillusion that we have overvalued the house, that and three EAs valued the house at between £210 & £215 k

    We've had some great feedback, but generally we are attracting FTBs at the start of their search, or one that's really interested but is waiting on inheritance to come through.

    Starting to get a bit frustrated by it all, we've seen loads of properties that would be great for us slip by as it's such a quick market where we want to move.

    The amount of viewings you are having is a really good sign. It hasn't been on for a month yet...it will happen.

    Trust me (just look at my sig)...loads of houses that you LOVE will come and go, but when you do sell...you'll get the perfect home. ;)

    I find zoopla and rightmove helpful for seeing actual sold prices over the last couple of years, but is there a way of finding out what the for sale price was as well? Would be interesting to see!

    Bonfire - well done!

    Clutterfree - was going well until the bottom of the chain dropped out... Our buyers have put their house back on the market as they really want ours, and their buyers have done the same, so only need one of them to sell for the chain to be back on... I'm giving them a grace period to see how it goes, but I have no idea how long to wait, especially seeing as it's getting later in the year, OH thinks we should put it back on the market to give us the best chance but i feel bad for our buyers lol, what have other people done in this situation?

    November - new nokia mobile phone, £250 electrical voucher (both radio comptitions)
    March - 2 cinema tickets to see 27 dresses (radio again!)

    fudge, you have to look out for yourself - if they get a buyer great, if not you have other options on the go.

  • Hi Fudge, a friend of mine was in a similar position lately, their cash buyers pulled out. The people they were buying from gave them a month to find new buyers before putting their property back on the market, that seems pretty fair to me, but you have to decide whats right for you.

    We haven't had a viewing for two weeks but the agents have just rung and booked in our 6th viewing for Monday morning, fingers crossed!
