    Well the place we offered 96% of the asking price on the Monday after Brexit is still up for sale. It's been up for 2 months now. We have nothing to sell.

    Looking at a couple of others tomorrow, one looks seriously overpriced, has been up for a month and we're only really going to look at it as we're going to the area to look at the other one - travelling quite a distance so didn't feel inclined to view just the expensive one previously.

    In a falling market people just see a so so area and a so so house, putting up garden gnomes and stuff won`t help much IMO.

    You really do post such nonsense. This is a thread waiting for a buyer. Are you waiting for a buyer or is this yet another thread you are trolling to post in and hope the housing market goes down?

    Hmm, it's a difficult one.
    Well your buyers didn't lose their buyers but have put theirs back on the market rather than waiting for them so I'm sure they'd understand if you did the same.

    That said, if our buyers buyer had pulled out I think we'd have waited a month for our buyer to find another buyer. She loved our house, didn't need a mortgage so no valuation or survey done so no trying to reduce the price later. It would depend if our seller waited for us too...

    Have you found somewhere, I can't remember? What are your sellers doing?

    Thankfully we've now exchanged and move next week. :)
    So stressful, though.

  • I would hang around for a finite period for potentially good buyers, but not if there were any signs of flakiness.

    I would put a time limit on it though.
  • Well, we had a couple come and view the house earlier this week and really liked it. They had an appointment with the financial advisor yesterday and have come back today with an offer of £195k subject to the mortgage being approved on Monday !

    So that would be 5k over our asking price of offers over 190k.

    Fingers crossed they get approved.

    So much for crashy time etc saying I was mad not to accept an offer well below what we were after!!

    I'm reading with interest all these posts and glad to read people are having success.

    I'm selling too, been on about a month but no viewings in 2 weeks now! We have seen a house we like so I've priced my house to sell reasonably but things have really slowed down at the moment.

    My EA assures me things will pick up in September. Fingers crossed.

  • The amount of viewings you are having is a really good sign. It hasn't been on for a month yet...it will happen.

    Trust me (just look at my sig)...loads of houses that you LOVE will come and go, but when you do sell...you'll get the perfect home. ;)

    The last few days have been very interesting, had a cash offer of £200,000 from an investor on Friday, which was declined. My EA then asked for a realistic minimum price that we would accept.
    I was hesitant to do this at any other time during the last month because I don't want to negotiate below this figure as it's not worthwhile for me.

    I told him £205,000 was the minimum we'd accept. Which after I hung up I had major reservations about putting a revised figure on the house.

    Saturday we then had an offer of £203,000 plus our Wardrobes from the original couple who put in the £198 offer. They wanted the wardrobes then as well, I told them to jog on, neither set of wardrobes are built in, both free standing, although one is customised to fit around the chimney breast in the bedroom, so would be a waste of time moving with it.

    I wanted to take the weekend to think about it and re-run some numbers, the wife wanted me to accept the offer, we compromised and I asked for £204,000 plus the wardrobes.

    Monday morning we had a counter offer for £205,000 from the investor which is great tbh, but the EA advised that he could ask for their best and final offer and we'd make a decision based on that.

    So I am now waiting on a phone call this morning with some very good news.

    Brassic - that's my other half's position as well!

    321 and smallholding - my opinion was to give them a bit of time, but probably not indefinitely, they do have to move up here for their sons job, no signs of them being flaky at all

    Clutterfree - we already have our new house (which needs a lot of work...), so are paying two mortgages currently, not ideal but manageable for a few months, but not indefinitely!

    Biking Barney - fantastic news, luckily we're all ignoring crashy time...!
