Well done divadee and thanks for updating us with the info.
The grounds for refusal seem to be very firm. It was rejected because of its height, bulk, depth and design form (so erm, absolutely everything about the entire development then).
If I were him, I'd cut my losses, try to sell the house "as is" and maybe find another plot with a better chance for development.
Alternatively, I might just give up on this property development business altogether as I appear to be absolutely rubbish at it.

#1. The people that run these "sell your house and rent back" companies are generally lying thieves and are best avoided
#2. This time next year house prices in general will be lower than they are now

right there were 2 reasons for refusal.
the second one is very very long winded but the gist is that it is within 5km of an SSSI, SPA and Ramsar site. etc...
The first one is the important one. The second one, unfortunately, can be got round by them paying a sum to allow the council to 'mitigate' the potential damage. A bit like the one where they can pay a sum to the council for leisure provision if there's not enough garden space.

Same rules as applied to your original objection - stick to planning principles. Avoid emotion. State the facts succintly and logically.
having said that, there's really no point in resending your original objection. All the comments from the application will go to the Planning Inspectorate, automatically.

Is this a documentary appeal or is the neighbour going for a set piece public enquiry?
If the latter it will cost him thousands. From the day he pressed on for "over development" he automatically removed the nudge nudge wink wink "hope value" of his garden.
This looks like a desperate final throw of the dice. If it is a set piece public enquiry, I would advise practising by going to some more local enquiries and having a practice at giving evidence. Organise a few like minded supporters, so you don't look like a one-man-band and try not to look like a NIMBY. (avoid "views" and "property values").0 -

no its gone to written representations, he defo couldnt afford a hearing lol
he has employed the use of a planning consultant, and i know for a fact the company he is using is not cheap at all, so he must be fairly confident i would think or totally desperate to do this at any costs.
he is a cocky so and so and has gone around all teh neighbours incl me saying your just wasting your time, i will get it and then you lot will all look stupid.
i still think he is all bravado though, and i honestly think he cant afford to persue this for much longer. well fingers crossed he cant anyway.
I have written a brief letter to them re-affirming my views etc... and asking for a copy of the decision. I also tried to bolster my letter with points he is appealing against.

its been refused on appeal!!! the planning inspectorate has dismissed the appeal :j :j :j
the main points wereThe main issues are the effect of the proposal firstly, on the character and appearance of the surrounding area; and secondly, on the living conditions of nearby residents, especially ' ** ******* Road (the divadee household) with particular reference to overbearing presence, visual intrusion and privacy
it then goes on expanding the above points in further detail etc...
its brilliant news for us, but we know that we have only won the battle though not the war, we are sure another application will be winging its way to the council :rolleyes: i am positive this is not over completely especially as only yesterday he put in a new fence to sever the land so it is not a part of his property anymore. I dont know why he would put a new fence up when the appeal was refused yesterday?? maybe he was living in hope and has slipped up big time, or maybe he has sold the land off to someone else like i was told a while ago
but its still a victory for us in the meantime:beer: :beer:
