Any thoughts on where we stand?

If the planning process had started before or during the time when you were buying the house, you didn't do your homework properly. You have no comeback

If the planning process has started since you bought the house then you need to submit your list of issues to the local authority as per the consultation process rather than post them on websites such as this.

You stand on your own. You got yourself into this mess, you have to get yourself out. The fault, like the responsibility, is yours.

Finally, you may wish to consider the irony of your position: the construction of your house created noise, mess and additional traffic for the existing residents: it's a little hypocritical for you to object when the same thing happens to you.

I don't think that is fair to say. Our house was build on a field in the middle of no where with no other houses around it. We understood that we would be living on a building site for a few months and therefore endured this process. We were not told that as soon our estate was finished, the grass had settled, the trees and plants had started to grow that it would all be ruined by the process starting again purely because they plan to put the main access road through a residential street when there appear to be other options.

I understand and respect everyone's point of view and do understand that yes this is a big deal to US and maybe not to outsiders looking in. All of the neighbors in the street are of the same opinion and I believe what we need to do is to object to where the entrance of the site is as there is nothing that we can do about the site itself.

Yet again you're missing the elephant in the room. At what stage is the planning?

Until you ascertain that you can't possibly know the way forward...

I am not sure what stage the planning is at but what I do know is that they have already drawn a plan of all roads and house types. What stage does that usually mean that it is at?

It doesn't indicate anything about what stage they're at. Such drawings will exist long before planning applications are made.

What does the letter actually say?

We are currently preparing proposals for a new residential development on the grounds of the former quarry site off XXXXXX

The principle of residential development on the site has already been established with outline planning approval granted by XXXXXXXXX Council in 2011 and we are now working up a reserved matters planning application, which deals with detailed matters which have not already been agreed at outline stage, including property design, layout and landscaping.

Under our proposals, we will deliver 165 new homes – including a proportion of affordable properties for local people in housing need – and a large area of public open space.

In order to allow local residents and key stakeholders the opportunity to find out more about our emerging proposals, we held a public exhibition at XXXXXXXXXXXXXXX on Wednesday 23rd March 2016 between 3pm and 7pm.

Visitors were able to view our emerging proposals, speak to experts from our project team, ask questions and provide us with their feedback on the scheme.

If you would like to view the exhibition boards displayed at the consultation event, please click here.

If you would like to comment online about our proposals, please click the red 'Have your say' button at the top of this page. Comments are being accepted until the end of the public consultation period on Wednesday 6th April 2016.

The comments we receive from local residents will help us to refine our emerging plans before we finalise and submit a reserved matters planning application to XXXXXXXXX Council in due course.

Tell you what, post your postcode and I'm sure people here will be able to locate whatever's been submitted to the local council's planning dept, and therefore what stage things are at...

Sorry I didn't think that you were allowed to post specifics. I am new to this.

    Post code is LU7 9HH

Here is a link on the Taylor Wimpy website (I can't post a link) and the development is called Leighton Buzzard Off Grovebury Road

We have read through our searches and we are all still very unclear as it starts that a development was approved for Taylor wimpy to build 400 and something new homes BUT they already have 2 sites that are called the same thing and are to the right of us so we thought that that meant those ones, it is all very unclear and sneaky. This development is quite a way away and if on the left of us.

Right, that means the Planning Application has been approved in principal (i.e for a housing development to be built on that site) in 2011.

They have not yet submitted an application for the details (such as house types), and when they do, that also will have to be approved.

You missed the public exhibition, when you could have seen exactly what was proposed, which was yesterday.

You can view the proposed plans and make comments on them up until the 6th April

You will then get further chance to comment once the proposed detailed plans are submitted.

So I suggest that you exercise your right to do this.

NB, it may not make any difference to the outcome of the Planning Application. Focus on the objection to the access road, not things like losing your beautiful view or the value of your house.

    Hope this helps.
