    I'm guessing when you say you were "told" - you mean told verbally by a Persimmon salesperson?

    and/or the wording used by Persimmon was "WE won't be building any further here" (adding behind the back of their hand "....but we didn't say anything about OTHER builders though").

    So - yes it does sound as if you were conned by Persimmon - but they've probably been very careful to do so in a way that they've covered their backs against new owners on their estate having any comeback at them for doing so.



    What their competitors are doing is none of their concern and is not their jurisdiction , so how has the op been conned??


    It is up the OP to apply due diligence for any future planned works and to oppose them accordingly.

  • I don't see how Persimmon could possibly have meant anything other than they (Persimmon) wouldn't be doing any more building. They can't stop other builders doing so at a later date.

    I'm afraid OP's snobbish attitude towards potentially ending up near HA-owned properties lost him/her any sympathy I had...

    Property developer almost certainly did not confirm that no more buildings would be built near to OP's home (full stop), as they would have absolutely no way of knowing what might happen to that land in future.

    Possibly, but searches are mainly about the property you're buying rather than everything in the vicinity. And no searches are going to show up planning applications which haven't been made yet.

    We have now received a letter from Taylor Wimpy explaining that they will be building 165 new homes in the field right next to us
    This sounds like the first stage of the planning process. Wimpy making the locals aware and inviting them to view the plans, if they're interested . . .

    It's possible even Wimpy didn't know they were planning to build there 8 months ago.

    You say you live in a cul-de-sac, to me that is a street with one entrance and houses at the other end, yours can't be like this if they are going to make your street a through road. What did you think was going to happen with the spare bit of land at the end of the street? If was always intended to be a cul-de-sac, a house(s) would have been built on it at the same time as yours.

    It seems obvious your street would be made a through road at some point. especially if there is a large field at the other side of it.

    To be fair the salesman would have known/realised this even though he proabally didn't know any details or even when it was likely to happen. But he is a salesman of course he is not going to volunteer information he doesn't have to. It is the buyers job to consider/find out about these things.

    If the estate you are living in was built, how could you assume yours would be the only one (particularly given the drive to build new homes nowadays) with empty spaces next door to it?

    I agree that I bet Persimmon said they wouldn't be building in the land next to the estate.., in the most reassuring but mean nothing way possible. They aren't going to tell you 'Yep, in x months there will be another estate there blocking the views you admire so much' now would they? Its up to you to check what planning permission there is for the surrounding areas.., on an ongoing basis.

    No its not very principled.., but companies like Persimmon aren't concerned with principles, just with building and selling houses.

    Hope you got the nice neighbours you wanted as well (fingers locked firmly by my side, promise).

    Totally irrelevant to the thread but my aunt lived in a completely enclosed cul de sac, with a small horse field behind her house on a small farm

    Her neighbours sold half their garden to a developer to create a through road who then built houses at the back of her house.

    I'm sure this didn't happen here with them being so new, but a cul de sac can change quite dramatically!
