I really shouldnt be getting so confused with these prices anyhow I just wondered about the offer part really. Should I go in with my final one to start with or the really low?

Make an offer, clearly outline your rationale for why it is so far below the asking price, and don't be surprised if the vendor decides to reject it given that it is significantly below asking price.0

You've confused me at the prices ...She paid 325...And you're offering 255? Is this a typo? Are you offering more than what she paid for it?
As for offers, we've seen houses like this, where they're are well over what others houses have sold at and gradually they've been reduced as Times goes on.
I think people try their luck, then decide they actually need/want to sell so get realistic on price.
It totally depends on how fast (or how desperate) she is to sell the house. It's worth a try, but I'd expect to negotiate a bit and wait a while.0 -
We're not suggesting that the OP say "I don't really like the photo of your dead gran - £30k of the asking price". Just say, "We really like the house, as you know property xyz is similar albeit slightly larger and at a lower price, we're concerned that there will be difficulties during valuation and therefore offer price w". To me that sounds better than saying "our offer is 255k". To me the former sounds like they're serious people, the latter sounds like they're chancers - I guess it's each to their own.

Right think I got this straight - I am going to explain to the AGENT why its a lower offer and then his job is to sort it with the vendor?

All you can do is offer what you think it's worth.
We offered on a house that was ludicrously overpriced compared to another nearby. We just offered our max - we didn't go up. We did a full and final offer and left it on the table when they said no. In the end, they didn't sell for another two years, and only for a little more than we offered.
Some sellers simply think their house is worth more than people are actually willing to pay. If that's the case here, you won't get this house, so be prepared to move on if need be.
Work out what your maximum is. What's the price which won't leave you with regrets if you don't get it? The price at which you won't think "Ohhh, we could have offered a couple of thousand more."0 -

Hopefully agent will know how to deal with his client and manage them the best way possible! Any decent agent should have picked up this skill!0
