    So.... we reserved today!!!!:j well put a hold on till tomorrow when we have an appointment to fill out the paperwork!!

    Current time line is completion in August!!! We're at 0% built so here hoping it goes smoothly.

    Using the house change and HTB so fingers crossed.

    Maybe clur84 what's your timeline and where's you build stage and location?

    Reservation fee paid today and appointment booked next week to choose kitchen etc all getting very real now!

    Tootsie ours has walls, roof and is at first fix electric stage so still most of inside to be done. we are expecting June but that is not down to our house. The houses opposite ours are only at slab level and health and safety said we cant move in untill they have walls and roofs due to scaffolding. Suits us as it means more time to save up for flooring and carpets etc.

    In regard to reservation it has the 28 day completion clause but they don't want us to apply for a mortgage etc untill they know when the roof will finally be fitted to the opposite houses. Will they just keep renewing the 28 days on the reserve? Ill ask for definate next week but wondered if anyone was similar and knew?
  • Clur84 I'm not sure from what I've read in here it could be delayed but the could just exchange as normal it will be interesting to watch your progress.
    Ours is at 0% build so it's a 6 month they estimate August I think!
    We're getting no incentives or discounts as the plots are selling well.
    Our extras (we've only priced for now) total £3.5k.
    What's shocked me is the solicitor costs almost £3k for their recommend solicitor think I'll be looking around!

    You should never use their recommended solicitor as they will not have your best interests at heart. They will do everything they can not to put you off buying as if they did the developer would stop recommending them.
  • @Suziesue I'm going to have a ring round tomorrow for some quotes and see where they come out. Using HTB so will think that might increase prices a little.

    We were also put onto a company called mortgage force has anyone heard or used them. Their like an IFA / mortgage broker (I think)
  • New question - is it just me or have solicitors got really expensive all of a sudden?
    My solicitor is charging more than my extras/option choices.

    whats everyone elses like?

    should you go for the recommended or find your own?
  • We paid around £1000 for solicitor, excluding search fees etc but including the additional paperwork associated with Help To Buy (equity loan and ISAs).

    We didn't use recommended solicitor and were really glad we didn't - it's more reassuring to know that your solicitor is working for you and you alone, we were told some things that I suspect we wouldn't have been told by the non-independent solicitors!
  • We reserved on 22nd Jan with completion at the end of April.

    Not too long to wait but the house isn't ready yet. Valuation on Friday though "so here's some bricks..."

    And now the wait begins....
  • We are buying via shared ownership (Not for everyone I know!) but we were allocated the property in October. Mortgage offer in Place in December we have watched the house as it's local so assumed it was nearly complete then viewed on Monday....

    and Was shocked to see all safety fences had been put back up with scaffolding over hanging our pathway to the rear garden! They were supposed to be handed over today but instead due to the scaffolding blocking access to the rear it has been postponed to a minimum of 6 weeks! We were so nearly there with Exchange and Completion in the next fortnight according to the solicitor.

    So yet another long wait. So annoyed this was not even thought about previously. Can they really get the house next door built in 6 weeks or is it going to end up being much longer? Really dreading it keep being pushed back and the mortgage offer expiring! We thought with ours being built that we were on our way but now having to wait for the next door property to be built is really annoying! I am hoping it's been explained the property was due to be handed over so they will priorities it - Wishful thinking! Sorry needed abit of a moan.

    In 6 weeks they can easily get the structure built, the roof on and tiled and the windows in. At which point the scaffolding will come down and they can work on the internals once you have completed
